1015ORDINANCE NO. 1015 AN ORDINANCE AMENDING ORDINANCE 880 OF THE CODE OF ORDINANCES OF THE CITY OF EDGEWATER, FLORIDA, BY INCREASING THE MINIMUM FLOOR AREA REQUIREMENTS FOR DWELLING UNITS IN THE R-1, R-lA, R-2, R-3, R-IB, R-2B, AND R-3B ZONING DISTRICTS IN THE CITY OF EDGEWATER; CHANGING THE ZONING ON CERTAIN LOTS IN THE WEST ONE- HALF OF BLOCKS 215 THROUGH 218, INCLUSIVE, FLORIDA SHORES UNIT 7, FROM R-3 TO B-2; BY CHANGING THE ZONING ON CERTAIN LOTS IN THE, EAST ONE-HALF OF BLOCKS 215 THROUGH 218, INCLUSIVE, FLORIDA SHORES UNIT 7, FROM R-3 TO.^ R-4; CHANGING ZONING OF BLOCK 245 OF FLORIDA'!� SHORES FROM R-4 TO B-2; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH AND PROVIDING AN EFFECTIVE DATE. WHEREAS, two duly advertised Public Hearings have been held as required by law on the Zoning Board's recommendations to increase minimum floor area requirements in certain zoning districts in the City of Edgewater, Florida, and to change the zoning on certain lots in Florida Shores in the City of Edge- water, Florida. NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF EDGEWATER, FLORIDA: SECTION 1: That the minimum floor area requirements in that area of the City known as Florida Shores are hereby increased in accordance with -the following schedule: R-lB Zoning Dist. from 1200 sq. ft., per dwelling unit, to 1300 sq. ft. per dwelling unit; R-2B Zoning Dist. from 950 sq. ft., per dwelling unit, to 1200 sq. ft. per dwelling unit; R-3B Zoning Dist. from 800 sq. ft., per dwelling unit, to 1200 sq. ft. per dwelling unit SECTION 2: That the minimum floor area requirements in the City of Edgewater, excluding the area known as Florida Shores, is hereby increased as follows: R-1 Zoning Dist. from 1200 sq. ft., per dwelling unit, to 1300 sq. ft. per dwelling unit; R-lA Zoning Dist. from 1200 sq. ft., per dwelling unit, to 1300 sq. ft. per dwelling unit; R-2 Zoning Dist. from 950 sq. ft., per dwelling unit, to 1050 sq. ft. per dwelling unit; R-3 Zoning Dist. from 800 sq. ft., per dwelling unit to - 1000 sq. ft. per dwelling unit SECTION. 3: That Lots 7447 to 7510, inclusive, of Block 245 of Florida Shores Subdivision is hereby rezoned from R-4 to B-2. SECTION 4: That the west one-half of Block 218 (Lots 6734 through 6739); the west one-half of Block 217 (Lots. 6701 through 6733); the west one-half of Block 216 (Lots 6668 through 6709); the west one-half of Block 215 (Lots 6641 through 6667), Florida Shores Unit 7, is hereby rezoned from R-3 to B-2. SECTION 5: That the east one-half of Block 218 (Lots 6611 through 6615); the east one-half of Block 217 (Lots 6578 through 6610); the east one-half of Block 216 (Lots 6545 through 6577); the east one-half of Block 215 (Lots 6516 through 6454), Florida Shores Unit 7, is hereby rezoned from R-3 to R-4. SECTION 6: That all ordinances or parts of ordinances and all resolutions or parts of resolutions in conflict herewith be and the same are hereby repealed. SECTION 7: This Ordinance shall take effect immediately upon its adoption by the City Council and approval as provided by law. SECTION 8: The City Clerk is hereby directed to advertise this Ordinance as required by law. The first reading of the above Ordinance was read in full and passed by the vote of the City Council of the City of Edgewater, Florida, at a regular meeting of said council held on the 16 t4� day of July, 1978, and approved as provided by law. The second reading of said Ordinance to be at a� meeting of the City Council to be held on the 3 day of 1978.
