1010ORDINANCE NO. _LP /O AN ORDINANCE AMENDING ORDINANCE 880 OF THE CODE OF ORDINANCES OF THE CITY OF EDGEWATER, FLORIDA TO ADD DUPLEX n "' AS A PERMITTED USE IN THE R-4 MULTI- ' , ` w ynLl FAMILY DISTRICT, SETTING FORTH DIMENSIONAL REQUIREMENTS, REPEALING ALL ORDINANCES OR RESOLUTIONS IN CONFLICT HEREWITH AND PROVIDING AN EFFECTIVE DATE. BE IT ENACTED BY THE PEOPLE OF THE CITY OF EDGEWATER, FLORIDA: Section 1. That the R-4 Multi -family district zoning classification of Ordinance 880 of the Code of Ordinances of the City of Edgewater, Florida is hereby amended to add Duplex as an additional permitted use in this zoning district. Section 2. That a Duplex shall be permitted as an additional use in the R-4 zoning multi -family district subject to the following dimensional requirements: Minimum Lot size area 8, 250 square feet Minimum depth: 110 feet Minimum lot width: 75 feet Minimum yard requirements: Front yard: 30 feet Side yard: 10 feet Rear yard: 20 feet Minimum floor area: 1, 500 square feet of living area for each duplex Maximum building height: 2 stories Maximum building coverage: 3557, of the total lot area Section 3. That all Ordinances or parts of Ordinances and all Resolutions or parts of Resolutions in conflict herewith be and the same are hereby rescinded. Section 4. This Ordinance shall take effect immediately upon its adoption by the City Council and approval as provided by law. Section 5. That the City Clerk is hereby directed to advertise this Ordinance as required by law. ADOPTED 1010 The first reading of the above Ordinance was read in full and passed by vote of the City Council of the City of Edgewater, Florida, at a regular meeting of said Council held on the day of May, 1978 and approved as provided by law. The second reading of the said Ordinance to be at a meeting of the City Council to be held on the 5 day of 1978.
