AN ORDINANCE AMENDING ORDINANCE 880 OF THE CODE
OF ORDINANCES OF THE CITY OF EDGEWATER, FLORIDA
BY THE DELETION OF THE R-3B ZONING DISTRICT AND
REDESIGNATING SAID DISTRICT AS R-2B; PROVIDING
FOR PERMITTED USES AND ACCESSORY USES; PROVIDING
FOR SPECIAL EXCEPTIONS; PROVIDING FOR DIMENSIONAL
REQUIREMENTS; PROVIDING FOR PERMITTED SIGNS; PRO-
VIDING THAT THIS CHANGE SHALL BE MADE ON THE OFFICIAL
ZONING MAP OF THE CITY OF EDGEWATER; PROVIDING THAT
THIS ORDINANCE SHALL BE CODIFIED AS SECTION 602.04.2
OF THE CODE OF ORDINANCES OF THE CITY OF EDGEWATER;
PROVIDING FOR ADVERTISING BY THE CITY CLERK; PROVID-
ING THAT ALL ORDINANCES AND RESOLUTIONS IN CONFLICT
HEREWITH ARE HEREBY REPEALED; PROVIDING THAT THIS
ORDINANCE SHALL TAKE EFFECT AS PROVIDED BY LAW.
WHEREAS, public hearings were held as provided by law to change
the present R-3B Zoning District located within the City of Edgewater,
Florida to R-2B, and
WHEREAS, the City Council of the City of Edgewater, Florida
approved said zoning change,
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF EDGEWATER,
FLORIDA:
SECTION 1. That all real property in the City of Edgewater,
Florida now located and shown on the Official Zoning Map of the City
of Edgewater, Florida as being within the R-3B Zoning District is
hereby changed and redesignated as the R-2B Zoning District.
SECTION 2. That the permitted uses in this District shall be:
Facilities owned and operated by federal, state, county or municipal
government; playfields, playgrounds, public parks, recreational build-
ings, and single family dwelling units, in Florida Shores only.
SECTION 3. That the permitted accessory uses in this District
shall be: All those uses customarily associated with the permitted
principal uses.
SECTION 4. That this Zoning District shall have the following
special exceptions: Schools, provided all structures are located at
least thirty-five (35) feet from all side or rear property lines and
off-street parking areas abutting residential property are screened
by a buffer as defined in 'Article II.
SECTION 5. That this Zoning District shall have the following
dimensional requirements:
(1) Minimum Lot Size:
Area: 10,000 sq. ft.
Depth: 125 ft.
Width: 80 ft.
(2) Minimum Yard Size:
Front yard: 30 ft.
Rear yard: 20 ft.
Side yard: A minimum of 10 feet, except corner
plots or lots with a side street set-
back, a minimum of 30 feet.
(3) Maximum Building Coverage: The total area covered
with buildings on any lot shall not exceed thirty
(30) per cent of the total lot area.
(4) Maximum Building Height: Thirty-five (35) feet
above finished grade.
(5) Minimum Floor Area Requirements: Twelve hundred
(1200) sq. ft. per dwelling unit.
SECTION 6. That this Zoning District shall have off-street
parking as required in Article VII, Section 700.01 of the Code of
Ordinances.
SECTION 7. That this Zoning District shall permit construction,
development, directory, real estate and subdivision signs as long as
these signs meet the requirements of the Edgewater Sign Ordinance
(Chapter 3 of the Code of Ordinances).
SECTION 8. That all ordinances or parts of ordinances and all
resolutions or parts of resolutions of the City of Edgewater, Florida
that are in conflict herewith be and the same are hereby repealed.
SECTION 9. That the zoning changes as set forth in this
Ordinance shall be made on the Official Zoning Map of the City of
Edgewater, Florida.
SECTION 10. That this Zoning Ordinance shall be codified as
Section 602.04.2 of the Code of Ordinances of the City of Edgewater,
Florida.
SECTION 11. That the City Clerk is hereby directed to advertise
this Ordinance as required by law.
SECTION 12. That this Ordinance shall take effect immediately
upon its adoption by the City Council and approval as provided by law.
The first reading of the above Ordinance was read in full and
passed by vote of the City Council of the City of Edgewater, Florida,

at the Regular meeting of said Council held on the /D day of
March, 1980, and approved as provided by law.
The second reading of said Ordinance to be at a
meeting of the City Council to be held on the day of
1980.
