AN ORDINANCE OF THE CITY OF EDGEWATER, FLORIDA, CREATING
A SPECIAL MOBILE HOME PARK ZONING DISTRICT TO BE DESIGNA-
TED AS SECTION 605.03 OF THE CODE OF ORDINANCES OF THE
CITY OF EDGEWATER, FLORIDA AND DESIGNATING SAID SPECIAL
ZONING DISTRICT AS MH-S; PLACING CERTAIN EXISTING NON-
CONFORMING MOBILE HOME PARKS NOW LOCATED WITHIN THE CITY
OF EDGEWATER, FLORIDA WITHIN SAID MR-S ZONING DISTRICT;
PROVIDING THAT SAID MOBILE HOME PARKS SHALL BE ALLOWED TO
OPERATE IN THEIR PRESENT STATUS AS CONFORMING USES; PRO-
VIDING FOR COMPLIANCE WITH EXISTING MOBILE HOME PARK ZON-
ING REGULATIONS IN THE EVENT OF EXPANSION OF SAID NON-
CONFORMING MOBILE HOME PARKS; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH AND PROVIDING AN EFFECTIVE DATE.
BE IT ENACTED BY THE PEOPLE OF THE CITY OF EDGEWATER, FLORIDA:
SECTION 1. There is hereby created within the City of Edgewater,
Florida, a special mobile home zoning district to be known as "Mobile
Home -Special" hereinafter designated as "MH-S" and codified as Section
605.03 of the Edgewater Code of Ordinances.
SECTION 2. That the non -conforming mobile home parks now existing
within the City of Edgewater, Florida, to -wit: Anchor Garage Trailers,
Blue Gables Trailer Park, Carter's Trailer Park, Edgewater Mobile Home
Park, Friendly Shores, Pyramid Mobile Park, Riverview Pines and Wolfe's
Driftwood Village shall be hereafter classified as being within. the MR-S
zoning classification and shall be considered as conforming uses within
the City of Edgewater, Florida.
SECTION 3. That the mobile home parks as set forth above shall
hereafter be allowed to operate in their present status, that is, with
the present number of mobile home spaces and all permanent structures
now located in the respective mobile home parks.
SECTION 4. That in the event that any of the mobile home parks as
set forth above shall desire to expand the use of said parks, the owners
of said parks shall be required to conform to all of the requirements
regulating mobile home parks within the City of Edgewater, Florida, at
the time of the proposed expansion of the use.
SECTION 5. That all ordinances or parts of ordinances and all
resolutions or parts of resolutions of the City of Edgewater, Florida,
that are in conflict herewith be and the same are hereby repealed.
SECTION 6. That the City Clerk is hereby directed to advertise
this Ordinance as required by law.
SECTION 7. That this Ordinance shall take effect immediately
upon its adoption by the City Council and approval as provided by law.

The first reading of the above Ordinance was read in full and
passed by vote of the City Council of the City of Edgewater, Florida,
at the Regular meeting of said Council held on the 77-Al day of
January, 1980, and approved as provided by law.
