Background:The subject property was annexed into the City in 2001 as part of the Edgewater Lakes Development;this portion was to
be known as Phase II and permitted 399 dwelling units.In 2004 the Edgewater Lakes PUD Agreement was amended and omitted any
and all development rights for Phase II.
The zoning designation is now the Edgewater Preserve RPUD and encompasses a total of 292.5 ±acres.This PUD agreement was
approved by Council in March 2019 and allows a maximum of 774 dwelling units.The first phase consists of 84 single family lots on
46.38± acres.
The Preliminary Plat and construction plans have been reviewed by the Technical Review Committee (TRC);the Preliminary Plat

substantially meets the requirements of the Land Development Code and PUD Agreement.
Land Use Compatibility:Development of the subject property is consistent with the approved PUD Agreement.
Adequate Public Facilities:The subject property has access via Volco Road;improvements per the PUD Agreement shall be
required.Installation of all infrastructure,including but not limited to,roads,sidewalks,streetlights,stormwater retention,utilities
will be the responsibility of the developer.
Comprehensive Plan Consistency:Development of the subject property is consistent with the Comprehensive Plan,Land
Development Code and PUD Agreement.
