ZONING AND PLANNING BOARD WORKSHOP
August 26, 1981
CALL TO ORDER
Chairman Earl Wallace called the workshop of the Zoning and Planning
Board of the City of Edgewater, Florida to order at 7:05 P.M. in
the Community Center.

BUSINESS DISCUSSED
R-4 - Lot and Yard Requirements
There was a lengthy discussion concerning the ambiguities in the R-4
zoning requirements for lot and yard requirements in connection with
minimum project site requirement of 20,000 sq. ft. of contiguous
land area.
It was the concensus of the Board lot and yard requirements for
Townhouse development should specify minimum lot width of 15 ft., 40 ft.
front yard requirement, 20 ft. rear, 5 ft. planter area, 10 ft. side,
and 25 ft. side yard corner lot requirement.
Business Areas
After much discussion the Board agreed B-2 and B-3 yard requirements
should be specified as 40 ft. front yard, with the first 10 ft. not
be used for off street parking, only landscaping, entrance, egress and
ingress, the interior side yard should be 10 ft. and corner lot of
25 ft., with a rear yard of 20 ft.
Yard requirements for the B-4 and B-5 zoning areas were also discussed.
Permitted uses in the Business areas of B-2, B-3, B-4 and B-5 were
reviewed in reference to occupational licenses being issued.
Subdivisions
It was the consensus of the Board one special workshop should be
set aside for an in depth study of this area, which would include
legal input.

Mr. Troian. made a motion to adjourn, which was seconded by Mr. Kroman.
