August 18, 1982, 8:00 p.m.
Minutes
Mr. Nolan called the meeting to order at 8:15 p.m. in the conference area of
the Community Center.

Planning Commission members present:

DISCUSSION OF ZONING APPENDIX CHANGES
The members continued with their review of the Zoning Appendix definitions.
The last definition covered at the July 21 meeting was "Construction Plan."
*Contractor:
Council, City: OK as is.
Coverage, building: OK as is.
Day care center: OK as is.
ADD: Developer: Any person, partnership or corporation, or duly authorized
agent, who undertakes the subdivision of land under these regulations.
REMOVE: District
Dwelling: A building designed or used exclusively for residential occupancy.
Dwelling, detached: OK as is.
Dwelling, Multi-family: OK as is.
Dwelling, Single-family: OK as is.
Dwelling, Two-family: OK as is.
*Dwelling unit: OK as is.
ADD: Easement: A grant by a property owner for the use of land for a specific
purpose or purposes but not conveying title to real property.
ADD: Eaves: The extension or overhang of a roof, measured horizontally from
the outer face of exterior walls or columns to the most distant point of the
roof system.
Enforcement official: The municipal official designated by the Edgewater City
Council to administer and enforce the zoning ordinance.
Erect: OK as is.
Essential Services: Any services provided by public utilities or municipal
or other governmental agencies.
Family: OK as is.
ADD:
Floodplain: Boundaries of the special flood hazard area indicating a flood
having a one per cent chance of occurrence in any given year as indicated on
the federal insurance administration (FIA) flood hazard boundary map.
Floor Area: OK as is.
*Franchise:
ADD :
Frontage: The length of the property line of the lot, lots or tract of land
abutting a public or private street.

Grade, finished: OK as is
Group development: A development involving two (2) or more buildings to be
constructed on a plot of ground.
The next workshop will begin at "Home Occupation."
At the end of the workshop, rezoning of the Frank Hall property on Park
Avenue from B-6 to B-3 was discussed. Mr. Nolan recommended that a request
be sent to Council asking that the packet be sent back to the Planning Board
for review and recommendation to the Council. The Zoning Commission members
present agreed to this suggestion.
