AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF EDGE -
WATER, FLORIDA, AMENDING APPENDIX A, ZONING, SECTIONS
606.01 (b), SECTION 607.00 (b) AND 607.01 (b)
"PERMITTED USES" BY REGULATING MINIWAREHOUSES; BY
ALLOWING THEM AS PERMITTED USES IN INDUSTRIAL
DISTRICTS; CONTAINING A REPEALER PROVISION, A
SEVERABILITY CLAUSE AND PROVIDING FOR AN EFFECTIVE
DATE.
WHEREAS, at regularly scheduled meetings of the Land
Development and Regulatory Agency held on April 27, 1989 and May
11, 1989, recommendations were made to amend Section 606.01(b),
Section 607.00 (b) and Section 607.01(b), of the Code of
Ordinances of the City of Edgewater, Florida, and
WHEREAS, at a regularly scheduled meeting of the City
Council of the City of Edgewater, Florida, held on the 17th day
of July, 1989, the Council considered these recommendations and
directed the City Attorney to prepare an Ordinance on the subject.
NOW, THEREFORE BE IT ENACTED BY THE PEOPLE OF THE CITY OF
EDGEWATER, FLORIDA:
SECTION 1. That Appendix A, Zoning, Section 606.01(b)
Per- mitted Uses of the Code of Ordinances of the City of
Edgewater, Florida, be amended as follows:*

Section 606.01 (b) Permitted uses

Miniwarehouses may be permitted under the following condi-
tions:
(a) Miniwarehouse buildings shall be screened from the pub-
lic right-of-way by a six foot (6') high opaque fence or wall
with a ten foot (10') landscape buffer planted along side the
street side of the wall. A landscape buffer area shall be provi-
ded on all boundaries facing residential districts.
(b) The project shall be completely fenced, walled, and
designed to limit ingress and egress through a controlled and
lockable access point. This shall be limited to one (1) two (2)
way access points or two (2) one (1) way access points.

(c) Miniwarehouse units shall not contain any provision for
electric, potable water, or sewer services within the confines of
the warehouse units. Lighting and hose bibs for cleaning pur-
poses may be installed on the outside of the warehouse struc-
tures.
(d) Bathroom facilities will be provided at a central facil-
ity at a ratio of one (1) bathroom per each fifty (50) units, or
fraction thereof.
(e) Miniwarehouses are to be used solely for storage pur-
poses. No other commercial use or business shall be permitted
within the facility. However, one (1) office unit attached by
common walls or floors as a part of the miniwarehouse facility
may be provided for use of the warehouse manager.
(f) No storage of flammables, weapons, ammunition, explo-
sives, hazardous, or illeoal substances or materials is allowed.
SECTION 2. That Appendix A, Zoning, Section 607.00 (b)
Permitted Uses, be amended as follows:
Section 607.00 I-1 Light Industrial district
(b) Permitted uses:
Miniwarehouses are permitted provided they meet the provi-
sions of Section 606.01 (b).
SECTION 3. That Appendix A, Zoning, Section 607.01 (b)
Permitted Uses, be amended as follows:
Section 607.01 I-2 Heavy Industrial district
(b) Permitted uses:
Miniwarehouses are permitted provided they meet the proyi-
sions of Section 606.01 (b).
SECTION 4. That all ordinances or parts of ordinances and
all resolutions in conflict herewith, be and the same are hereby
repealed.
SECTION 5. If any section, part of a section, paragraph,
clause, phrase or word of this ordinance is declared invalid, the
remaining provisions of this Ordinance shall not be affected.
SECTION 6. This Ordinance shall take effect immediately
upon its adoption by the City Council of the City of Edgewater,
Florida, and approval as provided by law.

vote of the City Council of the City of Edgewater, Florida, and
approval as provided by law, at a regular meeting of
said Council held on the 7th day of August , 1989.
The second reading of this Ordinance to be at a regular
meeting of the City Council of the City of Edgewater, Florida, to
be held on the 30th day of August , 1989.
