CITY OF EDGEWATER
ZONING BOARD REGULAR MEETING
November 11, 1980
Chairman James Mackie called the regular meeting of the Zoning
Board to order at 7:30 P.M. in the Edgewater City Hall.

APPROVAL OF MINUTES
Mr. Troian made a motion to approve the minutes of October 7, 1980
and Mr. Wheeler seconded the motion. Upon roll call the motion
CARRIED 6-1. Mr. Siciliano voted NO because he was absent.
SITE PLANS
Montesano - Building Addition
Mr. Troian made a motion to recommend approval of the addition to
an existing building, subject to meeting all Southern Standard
Building Code and Fire Code regulations. Mr. Wheeler seconded the
motion.
There was a discussion on the matter regarding the proper procedure
for site plan approval.
Mr. Wallace suggested a similar format for all site plan approval.
Mr. Mackie stated this particular site plan 1S only for an addition
and does not require excessive drawings.
Upon roll call the motion CARRIED 7-0.
Roche - Townhouses on U.S. 1
The Board members reviewed the site plan submitted by Mr. Roche
for townhouses to be located on U.S. 1.
Mr. Wallace made a motion to recommend approval of the site plans,
subject to two (2) parking places per unit and approval by the
attorney of the deed covenants for right-of-way. (These units
are to be sold on a condominium basis.) The motion was seconded
by Mr. Dyett.
Mr. Phinney questioned the necessity for more open spaces, such as
playground area and the developer stated this would probably would
be mainly for retired people and did not feel this was a necessary
requirement.

Mr. Siciliano questioned the private driveway for possible future
dedication to the City.
The developer stated that the deed covenants and the Association
would be responsible for the upkeep and maintenance of this
driveway.
Upon roll call the motion CARRIED 6-1. Mr. Phinney voted NO.
Wheaton - Commercial Building
The Zoning Board discussed Mr. Wheaton's application for site
plan approval for a commercial building.
Mr. Siciliano made a motion to recommend approval of this plan,
subject to one (1) more parking place and a screened garbage area.
Mr. Wheeler seconded the motion and it CARRIED 7-0. . (A revised
site plan to be submitted.)
COMMUNICATIONS
The letter from Mr. Bosse of the Wastewater Department was read.
The Board feels they need more information when available from the
Wastewater Department and the preliminary review needs to be
completed before being submitted to the Zoning Board.
NEW BUSINESS
There was a discussion on the proposed amendment to the Subdivision
Ordinance regarding minor subdivisions.
Mr. Mackie made a recommendation that minor subdivisions be
increased from two (2) to five (5) acres.
There was a rather lengthy discussion on how this could be reworded
in the event new roads had to be built.
Mr. Siciliano made a motion to table this matter and have members
bring in suggestions for a change. Mr. Wheeler seconded the motion.
Upon roll call the motion CARRIED 7-0.
BOARD COMMENTS
Mr. Wallace questioned the update on the 880 Ordinance on rezoning
and site plans. A discussion followed regarding condominiums.
Mr. Phinney questioned if the Council had answered the Board's
request for a referral of information concerning rezoning, planning,
etc.
The City Clerk stated she had not written to the Council requesting
this, however she would do so.
ADJOURN
Mr. Wheeler made a motion to adjourn which was seconded by Mr. Dyett.
The motion CARRIED and the meeting was adjourned.
