MINUTES
Chairman Wheeler called to order a workshop of the Planning and Zoning Board
at 9:59 A.M., December 3, 1986, in the conference room of City Hall.
ROLL CALL:
Members present were Mr. Wheeler, Mr. Mackie, Mr. Loeffler, Mr. Finn, Mrs. Blazi
and Mr. Klein. Also present were Beverly Kinney, Secretary and Lynne Plaskett,
Planning Assistant/Grant Administrator. Mr. Quaggin was excused.
WORKSHOP: MH-2 DISTRICT
Mrs. Plaskett reminded the Board members of the previous workshop in which Mr.
Doug Stewart made a presentation to the Board regarding the MH-2 District.
Mr. Stewart took the current ordinance and expanded upon it. The information
before the Board was the combination of the City's current ordinance, Mr. Stewart's
ideas and the Board's ideas. This workshop was to go over the information and make
any changes the Board felt necessary in order to come up with a new MH-2 District
Subdivision ordinance.
The Board agreed that the Statement of Intent, Special Exceptions, Maximum Height,
Off-Street Parking and Application for Rezoning should stay as they are.
Mr. Stewart came up with an Alternative Design section, a Common Spaces section and
enhanced the current Tree Removal section, Permitted Uses, Perimeter Enclosure Re-
quirements and the Sign section. The Board agreed with these new requirements.
The Dimension Requirements were agreed upon as follows:
Minimum site size: fifty (50) acres, excluding wetlands.
Minimum lot size: seven thousand (7,000) square feet, excluding wetlands.
Accessory Building (structure): five (5) feet setback from lot lines.
Side yard: eight (8) feet.
Front yard: twenty-five (25) feet from cartway
Rear yard: ten (10) feet.
Corner lot: twenty-five (25) feet from cartway, both streets.
Minimum living area: one thousand (1,000) square feet.
Maximum height: twenty-five (25) feet from ground level.
There being no further business, the workshop was duly adjourned at 11:25 A.M.
