ZONING BOARD PUBLIC HEARING AND REGULAR MEETING
June 5, 1979
Chairman Mackie called the Public Hearing and Regular Meeting of the
Zoning Board to order at 7:30 P.M. June 5, 1979 in the Edgewater
City Hall.

PUBLIC HEARING (Preliminary Plat for "Boston Estates")
Questions were asked on the parking area and the size of the dedicated
right of way. The Police and Fire Chief were not satisfied with the size
of the ingress and egress.
Mr. Opal made a motion to table thi:s until further study can be made.
Mr. Wheeler seconded the motion. Upon roll call the motion CARRIED 6-0.

Mr. Siciliano made a motion to accept the minutes of the May 8, 1979

LONE STAR
Mr. Siciliano stated that we will have difficulty transferring the
property onto th~:official City map.
Mr. Engle made a motion to table this until we can find out about the
adjacent property owners. Mr. Wheeler seconded the motion.
vlMr. Siciliano made an addition to the motion that the Board would recommend
the hiring of Dan Corey to interpret the legal description and to draw
this property on the official City map. Motion with addition CARRIED 6-0.
MR. HOLAHAN
There were questions on proper access to the property. If it is developed
as it was presented, it would have to go as a subdivision.
Mr. Holahan said that he might consider purchasing extra land for a 50'
road and resubmitting his proposal.
No action was taken.

Mr. McGregor wrote a letter stating that he was interested in changing
B-5. The board discussed changing the entire B-5 section to B-3.
We will need more information about the other property owners.

Mr. Wheeler made a motion to table this for further information. Mr.
Bowser seconded the motion. Upon roll call motion CARRIED 6-0.
The board will need to find out the present existing businesses in the area.
~ENSITY
Contact other cities for density information. It is important that we start
working on this.
Mr. Siciliano made a motion to contact the City Planner in Port Orange and
New Smyrna for more information. Mr. Opal seconded the motion. Motion
CARRIED 6-0.
PARKING AREA
Mr. Siciliano made a motion to change the number of parking spaces in R-4
from l~ to 2 parking spaces per unit.
Mr. Bowser seconded the motion. Motion CARRIED 6-0;
/ HIGH WATER I.IARK
It takes 18 years to establish the high water mark (mean). The council
expressed interest in establishing different criteria for two story homes
on the east side of Riverside Drive.
Mr. Siciliano made a motion to recommend that the property that abuts the
east side of Riverside Drive will maintain single story. Multiple lots
east of Riverside Drive might have two story homes at the discretion of
the Zoning Board recommendation. All must maintain 221 height.
Mr. Wheeler seconded the motion. Motion CARRIED 6-0.
There W;lS a question on Frank Hall'" oroDerty. vJe should check':the minutes
to find when'this property and pr.eliminary plat were accepted. The final
plat should be reviewed by tne Zoning Board before sending it to Council.
This will not come in under subdivision.

A motion was made to adjourn the meeting and seconded.
Meeting adjourned.
Set up a meeting with the Planning Board and the Industrial Board for June
13, 1979 at 7:00 P.M. prior to the Planning Board regular meeting.
