ZONING BOARD SPECIAL MEETING
May 22, 1979

Board to order at 1:30 P.M. ln the Edgewater Community Center.

The first item for discussion was the Lone Star property. The Council
has requested that the Zoning Board consider rezoning this property
~rom I-3 to I-2. .The Lone Star Cement Co. is presently non-conforming
ln the I-3 Industrlal Park but it would be conforminq if the area
was rezoned to I-2, Heavy Industrial. -
The B~ard considered a map of the Lone Star property. The Board agreed
that lf they followed the boundary lines, it would be difficult to
put this on the City map and they would need the services of a professional
surveyor.
Mr. Zeller who also owns property in the area said that he would like
to have his property rezoned also to I-2.
The Board discussed various ways that this property could be rezoned.
Mr. Doyle was told that he would be notified when the Board had
decided on the recommendation they would send to the Council and also
when the necessary Public Hearings would be held.
The Board discussed miniwarehouses. They told the City Attorney
that they felt a clear definition of miniwarehouses should be included
in the amendment to 880. Too many of the miniwarehouses already built
are being used as minishops. The Board also wanted to limit the
size of these buildings to 10'x20'xl0'. The miniwarehouses should be
used for storage only.
There was a long discussion with the City Attorney about changing
non-conforming mobile home parks to a special category that would
make them conforming. A letter has been sent to the mobile park owners
requesting information on property, number of spaces in the park and
number of permanent buildings. Some of the park owners still have not
responded with this information. The Board will send another letter
including the section of Ord. 880 dealing with non-conforming uses,
so the park owners will be better informed about the problems they
face as a non-conforming use under the 880 ordinance.
The Board has received a request from Mr. McGregor of A-I Rentals to
rezone the B-5 Shopping Center District located between Park Ave. and
Pearl St. The suggestion was made to zone the area abutting U.S. 1 as
B-3, Highway Business District and possibly using Whetzel St. as a
dividing line zone the back part of that area R-5. No action was taken.
