09-06-1977 .' ~ o o Zoning Board Meeting September 6, 1977 Regular Meeting Chairman Wolfe called the regular meeting of the Edgewater Zoning Board on September 6,1977 at. 7:35 P.M. in the Mayor's office. ROLL CALL Mrs. Secki Mr. Nichol s Mr. Mackie Mr. Wiggins Mr. Wolfe Present Present Present Excused Present Mr. Mackie made a motion to accept the minutes of the last meeting. Mr. Nichols made the second. CARRIED 4-0 Chairman Wolfe stated that the first thing that we will go over will be two Occupational License applications. The location of the first application is at 2210 Hibiscus. After much discussion the board stated that this is zon~d- B-2. He is requesting an Auto Body Shop. Chairman Wolfe advised the City that it was permitted to issue this Occupational License to William Spano. Under the Ordinance number 979 this is permitted. The next Occupational License that was discussed is for a Mr. She f fie 1 d.i t his be i n g an h 0 me 0 c cup at ion all ice n s e-, his add res s is 904 Mary and he is applying for a locksmith license. He will have a mobile type business. The only business that will be conducted in his home will be by telephone. He falls under Ordinance 972. Mr. Mackie read from this ordinance cOnCeQ1iflg the commercial advertisements on his truck. The board sees no reason for this license not to be issued. There was a question about magnetic signs. The board stated that if they are removable and Chairman Wolfe stated that under State law you have to put you r s i g n li'-rn a t r u c k . Mr. Mac k i e mad e a mot ion to a c c e p t the application according to Ordinance 972. Mrs. Secki made the second. CARRIED 4-0. Mr. Ch~rles ~he~ton wa~ present at the meettng he stated that he had brought some property that is zoned duplex and there seemed to be a question about the permit. Everthing .compliesexcept for the lot size. His property is in R-4. His lots are 80 x125 on India Palm. There was alot of discussion on this. The board decided that they would mdve over to the Building Officials office. At this part of the meeting the board discussed the maps in the Building Officials office. Mr. Mackie read ~~dinance 922. There was much discussion on this. Mr. Nichols made a motion to add to R-4 Zoning Multi-Family District under permitted uses Duplex with the following dimensional requirements. Minimum lot size area 8250 square feet Depth 110 feet Width 75 feet Minimum yard sides Front yard 30 feet Side yard 10 feet Rear yard 20 feet! Minimum floor area will be 1500 square feet living area for duplex Maximum building height will be 2 stories Maximum building coverage will be 35% of the total lot area Mr. Mackie made the seond to the motion. CARRIED 4-0 . /~. o o. Mr. Nichols made a motion that in R-4 Multi-family District and R-5 Multi-Family District any single family dwelling be required to follow all dimensional requirements for yard lot set backs as per R-3 specifications. Mr. Mackie made the second. CARRIED 4-0 There was some discussion on taking garages, carports and utility rooms out of the living area. There was much discussion on the utility rooms being included as living area. Living area is where you live, and the carports, breeseways, garages, porches etc. this will be another section of the house. The two motions that were made, Chairman Wolfe instructed the Clerk to pull them from the tapes and write a letter to the Council. Mr. Mackie made the motion to adjourn. Mr. Nichols made the second.
