ZONING BOARD
REGULAR MEETING
AUGUST 5, 1975
The Regular Meeting of the Zoning Board was called to order on
Tuesday August 5, 1975 at 7:37, by Chairman Wolfe.

APPROVAL OF MINUTES
Mr. Mackie made a motion to accept the minutes of the July 1, 1975
regular meeting with a statement pertaining to the one he made to
Mr. Pease about elimating his displaying equipment in front of
his building. There has been several complaints about this and as
of yet he has not done anything. As far as the rest of the minutes
they seem to be in order. Being seconded by Mr. Wiggins. CARRIED.
Please note that Mr. Gene Harris, Mrs. Mackie and Mr. Armstrong
were present at this meeting.
NHl BUSINESS
Ar. Gene Harris has made a request to utilize lots that were platted
before the present zoning ordiance was passed. The area in question
is a portion of Riveredge Acres. The property is presently zoned
R-2 which requires a width of 75 ft. and an area of 8,625 square ~t.
The problem is the depth of the lot. r~r. Harris' property is 100 ft.
by 81.20 ft. The board feels the square footage is suffeciant as long
as Mr. Harris atones to all set back requirements in that area and
living square footage of homes. A memorandum should be sent to Mr.
Bryant the City Manager to this effect. It is the wishes of the
board that Mr. Harris be given a building permit.
There was much discussion on what to do with old subdivisions that
already existed. Mr. Wolfe stated that in the State of Elorida and
the County of Volusia they are trying to record, unrecorded
subdivisions in a special book in the County seat. The reason for
this is so people know that the road is owned by them and must be
maintained by them not by the City or County.
Mr. Wolfe brought up that there was a home that ,was built on the
corner of Date Palm and Indian River Blvd. that does not meet
the square footage living space. The plans show that what is a
carport is suppose to be a family room. A garage, carport,
laundry room, utility rooms, ect. can not be counted as living
space. The same problem exists with a house on Lime Tree Drive.
Mrs. Webber explained that Mr. Weaver stated that we need a new
zoning classifiacation in Silver Ridge which is now zoned R-l.
He wants to establish a R-l-c. Mr. Wolfe stated that we put a
cover sheet in stating that 51% of the subdivision developed or
sold on single or double lots that all who own the remaining lots
must build according. A letter to this effect should be sent to
the City Council.

There was some discussion on Mr. Rotundo's property in Silver
Ridge. Mr. Rotudno has three lots in Silver Ridge and he wishes
to build on them. These three lots are big enough for him to
build on and there should be no problem as far as the board can
see, as long as his houses conform with the set backs.
There was some discussion on fires in the City of Edgewater
there was a fire on Monday that Mr. Mackie stated there should
be an ordinance relating to this problem. Mr. Wolfe stated that
there was an ordinance. Mr. Mackie went on to say that a fire
that big could very easily get out of hand since there was only
one man tending it. He went on to say that it was not good
for the smoke to be so heavy, it could cause an accident. Also
smoke this heavy was not good for people who have breathing
problems.
Mr. Mackie stated that the Ordinance relates to square footage
per dwelling unit and he feels that this should read "Living
area". That garages, carports, utility rooms, laundry rooms
ect, should not be considered as living area.
There was much discussion on service stations and grocery stores
being combined. Mr. Wolfe stated that there was nothing preventing
this. There was one business disoussed that did not conform
with the correct set backs, did not have 6 in curb stops and had
no buffer zone.
The discussion of self service gas stations was brought up by
Mr. Mackie. He stated that we do not have any of these stations
in Edgewater yet but we should have a Ordinance covering this if
it ever does come ape
Mr. Mackie brought up that the trailer parks should pay utilities
whether the spaces were occupied or not. It was discussed in
length that the owners of the trailer parks do pay the utilities
whether the spaces are occupied or not. The discussion of
garbage was also brought up this should be payed by all the spaces
just as a residental home must pay for the service if it is used
or not.
The subject of Fruit Stands was discussed in length. Mrs. Webber
stated that these vegetable stands that are around town do not
have a City License just a County License.
There was a discussion on annexing property in Edgewater. Mrs.
Webber stated that Oak Hill has already started and when were we
going to start. The property across the river was also brought
up. Mr. Mackie stated that he has been trying to locate a map
on this property but has not been able to find one. Mr. Wolfe
stated there was a map. There was some discussion on how to get
this map.
Mr. Mackie made a motion to recess this meeting until August 12, 1975
at 7:30. Mr. Wiggins seconded the motion. CARRIED
