ZONING BOARD
SPECIAL MEETING HELD
MARCH 31, 1975
The Special Meeting of the Zoning Board was called to order
by Chai~man Robert Wolfe, Monday, March 31, 1975 at 7:30 P.M.

, NEW BUSINESS
Chairman Wolfe stated that the reason for this special meeting
is to discuss our recommendations on the amendment of business
industrial classifications to permit construction of residences
within its classifications conditional upon approval of the City.
Chairman Wolfe stated that a simple solution to this would be to
put under the Special Exceptions, residential homes.
Mrs. Webber brought out the point that many of the businesses
along U. S. #1 want to raise the roof and put in living quarters.
She felt that this would present problems for the City.
Chairman Wolfe stated that there are two problems that exist in
the zoning. The first is Mrs. Minton on Old County Road, she
would like to build a house on the property where her house
burned down. This property is zoned I-I. The second is that
Mr. Harris would like to build a building for his place of
business with two apartments overhead, on Yelkca Terrace.
Chairman Wolfe stated that there was a cover sheet in this ordinance
that went in before residential, that stated that residential could
be built in any district, but this is not in the ordinance any more.
Mr. Mackie stated that Economy Imports Garage on U. S. #1 is an
eye sore and that something should be done about this. He also
stated that if these vegetable stands are interfering with a business
man in Edgewater and doesn't have the proper facilities, he felt
that he should be taken off the lot.
Chairman Wolfe suggested that as individuals, the board members go
by Economy Imports and take a look. Then we can come back and
discuss this and make a recommendation to the City.
Mr. Mackie stated that this board should have copies of all of the
books that the City has pertaining to zoning.
Chairman Wolfe instructed the secretary to send a memo to the
City Manager questioning where and what has happened to the
following items:
1. Sign Ordinance
2. Subdivision Ordinanc
3. Requesting a copy of the ordinance covering peddlers and
their permits, health & etc.
4. Requesting a copy of all ordinances and the Charter of the
City of Edgewater.

Chairman Wolfe stated that we should recommend to the Council
that under the zones of B-1 through B-6, I-I through 1-3, these
zones will be allowed to have residential homes with their lot
conforming to the residential regulations.
Mr. Bri~tingham stated that the first question that is going to
be asked is what residential zone we are speaking of, He stated'
that in his own opinion it would have to conform to R-3 as a
minimum.
The Board discussed this matter in full and decided that the
residential zoning should be changed to R-S due to the fact
that R-3 would be eliminating duplexes.

Mr. Mackie made a motion to adjourn this meeting being seconded
by Mr. Brittingham. Motion passed.
