03-04-1975 o (.) rCfttJ ZONING BOARD REGULAR MEETING HELD MARCH 4, 1975 The regular meeting of the Zoning Board of the City of Edgewater was called to order by Chairwoman Wolfe, March 4, 1975 at 7:30. ROLL CALL John Brittingham James Mackie Ryta Webber David Wiggins Robert Wolfe Present Present Present Present Present APPROVAL OF MINUTES Mrs. Webber made a motion to approve the minutes, being seconded by Mr. Brittingham. Said motion CARRIED. NEW BUSINESS A letter was read from the City Clerk in regards to Mrs. Louis Minton1s home which was destroyed by fire. The Chairman stated that a letter should be returned to the City Clerk to the effect that this should be grandfathered in and allow her to rebuild her house. At this time the board members went through some of the defini- tions that the City Manager wanted clarification on. IIgaragell - This can be found on page 7 of the Ordinance, and as far as the board can see there can be no change to this. IIfront of bui1dingsll - This can be found on page 6, and is to be left as is. Also, if there is some question from an indi- vidual, the post office can help them. IIhome occupationsll - After much discussion about this, the board decided that it should be left as it is. During this discussion, Mrs. Murphy asked Chairman Wolfe about building a residence dwelling over a business in a commercial district. All members of the board stated that this could be done. This went into the discussion of the letter in regards to Mrs. Minton1s home. Mr. Brittingham stated that she could rebuild a house in a 'industr.ia1 district, however if she had a business in the middle of what is now a residential district and it burns down she could not replace it, but you can upgrade a district. Mr. Wolfe stated that a person who builds a home in commercial or industrial are just taking it upon themselves and they could not complain if a factory or whatever went up next door to them. Mrs. Murphy asked Mr. Wolfe if a person has a home built and the City rezones the area industrial and that home burns down, can the home be rebuilt? (.) o Mr. Wolfe stated that it certainly can. He stated that a similar case was discussed at a Seminar he recently attended. Mrs. Murphy questioned Mr. Wolfe about the size of the lots in Pointer Subdivision. Mr. Wolfe stated that these lots are 55 feet wide. The board at this time went back to the clarification of the definitions. IIfence restrictionsll - The board made some changes in regards to, this, which is to be added on page 9 of the Ordinance. IIResidential Building Lots (not corner) - Back and side up to rear dwelling line - 6 feet (opaque but no concrete) Front and front side up to front property line - 4 feet (not opaque) Corner Lots - Open fence - 4 feet (chain link, cyclone, etc, not opaque) MISCELLANEOUS Mrs. Webber brought up a question about contractors licenses and whether City Hall has a list of contractors. There was discussion on this matter. It was stated that there are many contractors in town who don't have a license. Mr. Brittingham stated that he feels there should be stipula- tions made so that general contractors must spend at least 50 much time on every job. Mrs. Webber asked if it is true that Mr. Cameron is going to build a three story marina in Edgewater? No one knew whether this is true or not. Mrs. Webber asked if there are going to be more banks mov'dg into Edgewater? Mr. Wolfe stated that as far as he knew the only banks are the First Federal Branch and the bank which was recently rezoned for. Mrs. Webber questioned the sewer system and the sewer lines, which she would like discussed at thenext meeting, and maybe some kind of recommendation sent to theCouncil. Mr. Wiggins made a motion to adjourn, being seconded by Mr. Brittingham. Sadd motion CARRIED. Meeting adjourned. -2-
