Provide building profile indicating height of building as measured from the crown of the nearest road. OK 2. On cover sheet correct FLUM designation from "commercial' to "industrial ". OK 3. Clearly indicate property line. OK 4. Define current condition of and intended use for the natural area. OK 5. Correct the spelling to "Timaquan ". OK 6. Indicate distance from nearest intersection and any adjacent driveways. OK 7. In the event ownership of the building is transferred to more than one owner, joint use documents will be required. OK 8. Loading berth does not meet the dimension requirements of Section 21-57.05 (a). OK 9. Presence or absence of specimen trees must be indicated on survey. No trees exist on site — will note 10. A total of 35 trees are required. Twelve are shown on landscape plan. Darren will check on tree requirement, there is a conEict between the PUD agreement and the L,.DC Building Department 1. Comments will be provided at time of building construction plan review. OK Environmental Services 1. In accordance with Section 21-54.03 (b), wheel stops are only permitted when certain stormwater conditions warrant their use. Wheel stops should be avoided in principle areas of pedestrian movement. Remove from plan or explain what stormwater conditions warrant their use. OK 2. The stormwater system is not complete on the site plan in accordance with the stormwater calculations. OK 3. Yard drains are shown on the detail sheet but not on the site plan. Indicate if they will be used on this project. OK 4. Landscape plan shows a Live Oak being planted between the water and sewer lines. Thought should be taken as to the root system of the tree once it grows and if the root system may compromise utility lines. OK 5. Sheet #5 — Notes 9 and 17 — wording should be "City of Edgewater ". OK 6. Sheet #5 — Note 22 — missing word. OK 7. An NPDES permit from the Department of Environmental Protection will be required for this project along with the Stormwater Pollution Prevention Plan prior to a Development Order being issued. Ensure there is wording for the control of refuse and debris during construction. OK Legal Department 1. No attachments /exhibits were provided with the Title Policy. OK Engineer 1. Proposed fencing is to comply with Section 21 Additional information on the site plan may be necessary. No fence proposed 2. A City standard sewer cleanout should be shown at the right of way line if not already in place. OK 3. Proposed electric service and meter location should be shown on plans as well as other private utilities (phone, gas, cable, etc.) OK 4. Stormwater design /calculation submitted shows two (type C) stormwater inlets for the on- site system. The paving and drainage plan provided shows only one. OK 5. A SJRWMD permit modification is required. The information necessary to verify that this site, as proposed, was included in the SJRWMD permit 40-127-65055-1 for the "Parktown Industrial Center" should be submitted. OK 6. The roof drainage should be routed to the stormwater treatment system. OK 7. NPDES and FDEP permit coverage is required. OK 8. All disturbed previous areas should be sodded and pertinent notes added to plans. OK 9. Maneuver area for the two southernmost parking spaces does not meet the required 15' depth required per Section 21- 57.02, Table V-7. OK 10. Indicate scales on the preliminary Floor Lay-Out and Elevations (Sheet 1 and 2). Correct height marks of rear and left elevations on Sheet 2. OK Fire Department 1. The required fire flow for this project is 1500 gallons per minute.
