General
1. Indicate proposed signage.

2. Provide profile of building height as measured from crown of roadway.

Parking
1. The proposed two points of access will be discussed at the Technical Review
Committee meeting.
The proposed modification to the ParkTowne Center Development Agreement, which
would allow for two points of access, has not been signed or recorded at this time. The
applicant may choose to remove the second access or to wait until such time as the
modified agreement has been signed/recorded.
Landscaping
1. Survey does not indicate location/existence of specimen trees.

Building Department
1. Construction drawings shall comply with the 2004 Existing Building Code with
2007 revisions and National Electric Code, Edition 2005.

Fire - Rescue Department
1. The required fire flow for this project is 2250 gallons per minute.

City engineer (David King — Quentin L. Hampton Associates, Inc.)
1. The plans should include a note stating "All construction shall be in conformance
with the City of Edgewater Land Development Code and Standard Construction
Details, Latest Edition, unless otherwise specifically approved ".

2. For site development review purposes, building floor plan should be submitted
depicting doorways, any change of level, building height, construction types,
elevations, etc.

3. Provide spot elevation marks at office doorway, ramps, change of level and along
accessible route from handicap parking in order to confirm compliance.

4. A SJRWMD permit modification is required and should be provided to the City.
This information is necessary to verify that this site as proposed was included in
the SJRWMD permit 40 -127 -65055 for the " Parktown Industrial Center" should
be submitted. City staff should include a copy of this permit in the SJRWMD
permit record binders for the Parktowne Industrial Center.

5. All disturbed pervious areas should be sodded and pertinent notes added to plans.

length (31 LF shown).

Department of Environmental Services
1. A stop sign will be necessary on the exit from Phase 2 of this project.

2. There is concern regarding the water quality of the 8" dedicated fire line due to
the normal inactive status of the line which results in low chlorine residuals. In a
negative pressure condition in the main feed line on Timaquan Trail, this lower
quality water could be drawn into the City water distribution network resulting in
nuisance conditions. The following two options are recommended:
a. An automatic flushing device may be installed by the site developer at the
hydrant to ensure adequate chlorine residual is maintained in the line.
b. A detector check or device can be installed in -line near the property line
on Timaquan Trail which will prevent the backflow of this line into the
City water distribution system.
