Brenda Dewees, Dept. Dir. Env. Svs. Terry Wadsworth, Dir. Env. Svs. Pat Drosten, Planning Tech Planning Department All sections referenced are from the City of Edgewater, Land Development Code. 1. Indicate height of building as measured from the crown of the nearest roadway. OK 2. Remove contour lines from the plan and indicate actual width of existing driveway. OK 3. Indicate distance from nearest intersection as well as distance from any adjacent driveways. OK 4. Provide legend listing trees and shrubs to be installed, including type and size. OK 5. A total of 7 trees are required. Six trees are shown on the plan. OK 6. A total of 157 shrubs are required. An inadequate number are indicated on the plan. .Im Building Department 1. Construction drawings shall comply with the 2004 Existing Building Code with 2007 revisions and National Electric Code, Edition 2005. OK 2. All buildings constructed after January 25, 2007 shall have glass protection per FBC 1606.9.1.4. OK Fire - Rescue Department 1. The required fire flow for this project is 1500 gallons per minute. OK City Engineer (David King — Quentin L. Hampton Associates, Inc.) 1. A 24' wide double access driveway is required for non - residential use. FDOT permit is required for driveway connection improvements to US 1. Existing 22' driveway will be okay 2. No driveway shall be constructed closer than 5' to any lot line per Section 21- 57.02. The south portion of the front parking lot should be cut and curved adequately to keep 5' (minimum) set back from property line. Correct construction detail accordingly. Applies to new pavement 4. City /DOT Standard stop sign and stop bar should be provided at driveway exit per Section 21 -57.02 (1). OK 5. A concrete flume should be provided at the west side of driveway discharging to the retention Swale. City's Standard compliant construction detail and notes should be included on plans. Mr. Wild will discuss this with David King. 6. Drainage calculations should be revised to reflect the correct rainfall depths for various storms per SJRWMD. Mr. Wild will discuss this with David King. 7. Site plan should be revised to show proposed pavement elevations /grades. Mr. Wild will discuss this with David King. 8. The roof drainage should be routed to the stormwater treatment system. Will indicate 9. All disturbed areas should be sodded and pertinent notes added to plans. OK 10. Site plan should designate water connection to existing City's main or service as available (tapping sleeves, fittings and valves with sizes). OK — See Env. Svs comment #1 11. A sewer clean out should be provided at the right of way line if not already existing. Will indicate Department of Environmental Services 1. Water and sewer service are existing for this site and a reduced pressure backflow prevention device is in place and was inspected in January 2007. OK 2. The nearest fire hydrant is located at the northwest corner of the intersection of Louisa Drive and South Ridgewood Avenue. Will indicate 3. The use of wheel stops is discouraged unless the engineer can demonstrate they are necessary to the functional aspect of the site stormwater management system. Will indicate 4. The overall site plan lacked a lot of specific detail and made it somewhat difficult to do a comprehensive site evaluation. Noted
