The plan does not reflect the required (Section 21 Table V-1) 50' buffer from the residential use to the rear (east) of the property. Please revise or apply for a variance from this requirement. Buildings must he joined and not encroach any further into the setback to eliminate variance requirement. 2. Indicate height of the building as measured from the crown of the nearest roadway. OK 3. Indicate any proposed signage. None proposed at this time 4. Indicate location of any adjacent driveways on both the east and west sides of Guava Drive. Will respond 5. In the event ownership of the entire building transfers to individual owners, a joint use driveway agreement is required. OK 6. Reconfigure the handicap parking space to a north-south orientation to provide for easier access. Will respond 7. Angled parking (in lieu of 90° shown on plan) is recommended. Current plan has inadequate aisle width as required by Section 21- 57.02, Table V Will respond 8. Indicate eventual stormwater outfall to a public conveyance system. Will respond 9. Provide elevation on the west side of the north invert. Will respond 10. Landscape plan must provide legend indicating type, size and count of trees and shrubs. Provide information on the "glossy trivet" plant shown on the plans. Will clarify 11. Landscape plan must include the following language from Section 21-54.02 (c) "All plant materials used in conformance with the requirements of this Section shall be Florida grade #1, as established, and periodically revised by the Florida Department of Agriculture and Consumer Affairs ". Will re vise 12. Buffer yard landscaping requirements cannot be determined until site redesigned or variance granted to address the 50' setback requirement. M will cheek with Darren on these requirements Building Department (the following items to be included with building permit application) 1. All buildings constructed after January 25, 2007 shall have glass protection per FBC 1606.9.1.4. OK 2. Construction drawings shall comply with the 2004 Florida Building Code with the 2006 revisions and the National Electric Code, Edition 2005. OK 3. Tenant separation for storage or vehicle occupancy must be 2 hour firewalls. OK 4. Provide steel building manufacturer drawings for permitting. OK 5. Provide walk outdoor and roll up door approval numbers and installation sheets. OK Environmental Services Department 1. Although the site plan application references a dumpster pad, one is not shown on the plans. A dumpster pad and enclosure are required. Will revise 2. The handicap sign fine should read $150.00. Will re vise 3. Indicate location of closest fire hydrant on the plan (across the street from this parcel on Guava Drive). Will re vise 4. There should be an existing sewer service for the existing building. Please verify location and connect new buildings to same service. Will revise Legal Department 1. The O &E has no exhibits attached. The O &E is not complete without these items and must be provided. Will respond Engineer (Quentin L. Hampton Associates) 1. The plans should include a note stating, "All construction shall be in conformance with the City of Edgewater Land Development Code and Standard Construction Details, Latest Version, unless otherwise specifically approved ". OK 2. All disturbed pervious areas should be sodded and pertinent notes added to site plan. OK 3. Since this is an existing building, it is assumed water service is in compliance with City Standards. Please confirm. OK 4. In accordance with the Land Development Code, non-residential sewer service line should be 6" diameter minimum. Plans should show connection with approximate location to the City's sewer system and City's construction standard details added to plans. This item OKper Terry Wadsworth 5. Due to the fact that 11,030 square feet of impervious service is proposed, a SJRWMD permit is required. Applied for 6. The roof drainage should be routed to the stormwater treatment system. OK Fire Department 1. The required fire flow for this project is 1500 gallons per minute.
