GRANT RENNE, EPI STEPHANIE PORTER, OWNER MATT PORTER, OWNER PAT DROSTEN, PLANNING TECH All sections referenced are from the City of Edgewater Land Development Code (LDC) Planning Dept 1. Show driveway distance from property line, adjacent driveways and closest intersection. OKAS IS 2. Show stormwater flow and outfall to public conveyance on Site Plan. WILL INDICATE 3. Section 21 requires a 24' aisle width and a 15' maneuver depth and radius for all parking spaces. WILL INDICATE 4. Indicate size of existing building on Site Plan. WILL INDICATE 5. A total of 9 trees are required and only 8 are shown on the Site Plan. WILL INDICATE 6. Landscape Plan must include the language listed in Section 21-54.02 of the LDC. `All plant materials used in conformance with the requirements of this Section shall be Florida grade #1, as established, and periodically revised by the Florida Department ofAgriculture and Consumer Affairs. " WILL INDICATE 7. Please indicate that all disturbed areas are to be sodded. WILL INDICATE 8. Per Section 21.54.03(b), wheel stops are not permitted. WILL INDICATE 9. Staff recommends an additional parking space for future use /expansion. NOTED 10. Indicate proposed use of existing driveway on 26th Street. WILL INDICATE 11. A Class C landscape buffer is required abutting the north and east property lines, per Section 21 -54.04 (Table V-5). WILL INDICATE 12. Show irrigation plans. WILL ADDRESS 13. Show placement of proposed wall on Site Plan. WILL INDICATE 14. Indicate on Landscape plan that minimum tree protection standards will be met, per Section 21.55.07. WILL INDICA TE 15. Indicate proposed signage. WILL INDICATE Building Dept 1. Interior plans were not submitted for review. Due to the operation that is proposed, there may be a fire separation requirement due to the close proximity of residential use (less than 20 feet to the north). WILL INDICATE THAT BLDG WILL BE SPRINKLED Environmental Services 1. The location of the nearest hydrant is at 26th and Guava, but should be indicated on the plans. WILL INDICATE 2. The water and sewer service to the site exists, but the sewer lateral location should be shown on the plans as well as the location and type of the backflow prevention device. WILL INDICATE 3. The use of wheel stops is permitted only when certain stormwater conditions warrant their use. WILL REVISE 4. A topographic survey showing the proposed infrastructure with elevations of such including the swale area, edge of roadway, driveway and stormwater pond should be provided. WILL DISCUSS WITH DAVID KING 5. An outfall to a public stormwater conveyance system should be provided, in this case to the swale along Guava Drive. WILL DISCUSS WITH DAVID KING 6. Removal of the existing concrete driveway and the 12" CPP along with reshaping of the swale is recommended. WILL ADDRESS PROPOSED USAGE OF DRIVE WA Y 7. An Erosion and Sediment Control Plan for the contractor is required that includes at a minimum silt fencing, and a dumpster or other container adequately sized to contain all debris during construction. Other measures may be required during construction. TERRY WILL CHECK ON THIS ITEM 8. A note needs to be added on the plans stating all disturbed areas shall be sodded. WILL ADDRESS Engineer 1. The plans should include a note stating "All construction shall in conformance with the City of Edgewater Land Development Code and Standard Construction Details, Latest Version, unless otherwise specifically approved. WILL INDICATE 2. Topographic information should be provided showing contour lines at swales and ditches, elevation marks at driveway, street edges and doorways to allow for confirmation of elevation restrictions /requirements compliance and stormwater adequate drainage. WILL DISCUSS WITH DAVID KING 3. A culvert may be necessary along Guava Drive R/W for access driveway. WILL DISCUSS WITH DAVID KING 4. An out-fall weir to public stormwater system should be provided for the retention pond WILL DISCUSS WITH DAVID KING 5. Applicant to clarify Pervious /Impervious areas tabulation and Stormwater calculations including existing building and pavement. WILL DISCUSS WITH DAVID KING 6. The roof drainage should be routed to the stormwater treatment system. WILL DISCUSS WITH DAVID KING 7. All disturbed pervious areas should be sodded and pertinent notes added to site plan. WILL INDICA TE 8. Nearest fire hydrant location should be shown on plans. WILL INDICATE 9. Two -way access driveway should be 24' wide. OKAS IS 10. A pave driveway connection to 26th Street should be provided. WILL ADDRESS PROPOSED USAGE OF DRIVE WA Y Fire Dept 1. All applicable fire and life safety standards must be met prior to issuance of an occupational license /certificate of occupancy. NOTED 2. The required fire flow for this project is 1500 GPM. NOTED 3.
