JILL DANIGEL, FIRE MARSHAL TERRY WADSWORTH, ENV. SVS. DIR. LUIS GEIL PAT DROSTEN, PLANNING TECH All sections referenced are from the City of Edgewater Land Development Code Planning Dept 1. Show driveway distance from property line and adjacent driveways. WILL SHO W 2. Indicate proposed use of area east of the southern parking stalls. Staff recommends area be striped as a "no parking" zone. WILL SHO W 3. Indicate that the Section 21 — Area Tree Protection Requirements have been met. WILL SHO W 4. Show irrigation plan. OKAS IS 5. Remove "banks" from General Note #4 and replace with "All disturbed areas are to be sodded ". WILL SHO W 6. Indicate any proposed signage. NONE PROPOSED 7. The proposed plan indicates an area for outdoor storage. Please note that outdoor storage requires a conditional use permit, which must be granted by the Planning and Zoning Board. WILL REVISE 8. The following documents are required: • 25 Ownership and Encumbrance Report (O &E) dated less than six (6) months or a Title Insurance Policy dated less than six (6) months or a Title Report dated less than six (6) months, from a Title Company, including Warranty Deed and all referenced documents; (Submitted documents are dated July 2006); WILL SUBMIT • Application for Commercial Water/Wastewater Service; and WILL SUBMIT • Completed Stormwater Permit Application. WILL SUBMIT Building Dept Construction plans must be sealed by an engineer to the FBC 2004 with the 2006 revisions and NEC 2005 NOTED Environmental Services 1. Please ensure the City of Edgewater Standard Construction Details are applied where applicable to the construction of this project. I do not believe the refuse enclosure shown on the plans is consistent with Detail Reference M-13 of the Standard Construction Details. OKAS IS 2. Please add a construction note stating that a dumpster or other container sufficient enough to contain all waste will be provided during construction. WILL REVISE 3. It is recommended to relocate the Laurel Oaks on the landscape plans as they are very close to the exfiltration system and root system could cause problems in the future. WILL REVISE 4. The culvert under the driveway needs to be either RCP or smooth interior plastic piping. WILL REVISE 5. The outfall from the retention pond needs to be directed towards Guava Drive. No direct discharge to the canal is allowed. WILL REVISE Legal Dep Title work is insufficient for review. WILL SUBMIT Engineer 1. The plans should include a note stating, "All construction shall in conformance with the City of Edgewater Land Development Code and Standard Construction Details, Latest Version, unless otherwise specifically approved. WILL REVISE 2. All disturbed pervious areas should be sodded and pertinent notes added to site plan. WILL REVISE 3. Applicant should justify use of exfiltration system as such is to be discouraged per Section 21.53.04(h). WILL REVISE 4. Proposed overflow weir should be connected to drainage ditch with formal pipe or other method to prevent erosion. WILL REVISE 5. A City-FDOT standard stop bar and stop sign should be provide at access driveway. WILL REVISE Fire Dept 1. The required fire flow for this project is 1500 GPM. WILL REVISE 2. Indicate on plan the location of nearest fire hydrant.
