Planning Dept
1. Sidewalks are required for all new development and redevelopment. This
requirement may be mitigated via payment into the Pedestrian
Circulation Fund at the City's discretion.

3. Revise language in planting schedule regarding shrub size - must meet
Section 21-54.02(e) (minimum height of 24 ").

The following comments are directed:
1. Construction plans must be sealed by an engineer to the FBC 2004 with
the 2006 revisions and NEC 2005.

2. The property must meet the minimum requirements for accessibility.
Chapter 11 of the Florida Building Code will apply to this situation.

3. Plans must be submitted detailing the accessibility and the means of
compliance before construction can begin.

Environmental Services
1. There are no Erosion Control Notes on the plans as stated in
Construction Note #2. Please note that one of the requirements in the
erosion control notes shall be a statement that a dumpster or other
container sufficient in size to contain all waste generated during
construction shall be provided.

2. The water and sewer connections should be shown on the plans.

Legal Dept
Based on review of the documents submitted, it appears that the items
submitted are compliant with no outstanding issues.
Therefore, the Legal Department would approve pursuant to the following*
1. Compliance with the Order of Non Variance of record;

2. If there is a mortgage holder, mortgage holder will need to execute
joinder or letter of authorization if property is encumbered; and
NOTED
3. Compliance with all City, County, State and Federal requirements,
including the City of Edgewater's Code of Ordinances and Land
Development Code.

Engineer
1. The plans should include a note stating, "All construction shall in
conformance with the City of Edgewater Land Development Code and
Standard Construction Details, Latest Version, unless otherwise
specifically approved.

2. All disturbed pervious areas should be sodded and pertinent notes added
to site plan.

3. Applicant to prove capacity of proposed retention system to recover its
required treatment volume within 72 hours.

4. An FDOT permit /modification is required for driveway to US —1
improvements and stormwater connection.

Fire Dept
1. The required fire flow for this project is 1500 GPM.
