PLANNING DEPARTMENT — Lynne Plaskett, Director
General Comments
1. All three (3) proposed buildings must be located on the revised site plan
before approval can occur and therefore must be built concurrently per the
City Manager's comments at the January 5, 2001 Pre - application meeting.
The property owner wishes to develop in Phases, however per the City
Managers comments at the Pre- application meeting 115101, the project
must be submitted and built concurrently.
2. Per the January 5, 2001 Pre - Application meeting minutes, a gated
secondary access for emergency vehicles must be provided to Riverside
Drive. Access rights must be dedicated and be reflected as such on the
revised site plan.

3. Per Section 21- 34.11(d) of The City of Edgewater Land Development
Code, bathroom facilities must be provided at a central location within the
mini - warehouse complex.
Will be shown on revised site plan.
4. The office unit provided for the warehouse manager must attached by
common walls or floors as a part of the facility, per Section 21- 34.11(e) of
the L.D.C.
Will be shown on revised site plan.
5. Since the original stormwater plans have been reconfigured, a new St.
Johns River Water Management District Permit will be required.
Will provide.
6. Dimensions of areas between buildings and the traffic flow must be
indicated on the revised site plan.

Parking Area Comments
7. A total of two (2) parking spaces with one (1) designated as a handicapped
space will be required, as well as the appropriate parking lot landscaping,
on the revised site plan.

Landscaping Comments
8. Per Section 21 -34.11 of the L.D.C., the northeastern edge of the property
will require a minimum of at least a fifteen foot (15') wide, ten foot (10')
high landscape buffer consisting of forty (40) plants per one hundred linear
feet (100') and one (1) tree per fifteen hundred (1500) square feet.
Will be shown on revised site plan.
9. A landscape plan with a total of 75 trees will be required with the revised
site plan per Section 21 -55.07 of the L.D.C.

10. The landscape plan must also reflect the mandatory twenty -four (24) plants
per one hundred feet (100') and one (1) tree per fifteen hundred (1500)
square feet in the buffer areas abutting residential property per Section 21-
54.04, Buffer Yard Determination Process, Table V -10.

CITY ENGINEER — Hans Wolfer, P.E.
No comments other than during Final Site Plan review, the Engineer's Check List
must be followed and proper Water Management Design is completed. A
proposed storm water discharge permit is required.
Will provide.
BUILDING DEPARTMENT — Dennis Fischer, Director
The project consists of three mini - storage type building and driveways. The east
building has 11,200 square feet. The other buildings are not sized. The assumed
construction is type V unprotected. The requirement for mini - storage is a
maximum of 3,000 square feet between two (2) hour firewalls. This building will
require two such firewalls.
Mini - storage units shall not have electrical fixtures inside the storage units. The
only electrical wiring permitted is in common hallways and exterior lighting. If
the units are conditioned space, the mechanical equipment must be separated by
firewalls from the storage units. A fire -a -stat must be installed in the return air
duct of the mechanical equipment.

ENVIRONMENTAL SERVICES DEPARTMENT — Terry Wadsworth,
Director
The proposed project will have minimum impact on water and sewer systems. A
reduced pressure backflow prevention device will be required if this project is to
be separately metered. It is not indicated at this time if garbage and trash are to
be handled by a commercial contractor, or if the City is to provide this service.
As this plan is conceptual in nature, I anticipate the necessary detail will be
supplied if the conditional use is approved.

FIRE DEPARTMENT — Jill Landreville, Fire Marshall
1. The required fire flow for Phase I is 1750 gallons per minute. The required
fire flow for Phase II is also 1750 gallons per minute.
2. The plans do not show a fire hydrant within 500 feet of the most remote
exterior point of the Phase I building.
