Planning Department — Lynne Plaskett, Director
1. Front setback must be 25', plans show only 20'
See attached letter. The setback in the revised plans will shown closer to a 30' setback.
Dimensions will be shown on plan.
2. Need county permit for driveway access

3. Add note to site plan that parking area is to be paved
See attached letter. Pavement details will be shown.
4. Per Section 21- 56.02(0); all parking spaces shall have wheel stops or curbing, add to
north spaces

5. What is the purpose of the office and the extra parking spaces?
Per Mr. King, the building will be used to house his Recreational Vehicle and tow car and/or
his boat. Additionally, a portion of the building will be used a personal workshop (for
woodworking crafts, etc) for he and his wife.
6. Add parking radii to site plan

7. 23 three (3) foot 0 Viburnum — three (3) feet high at planting required. All trees shown
on plan to remain.
There is a question as to required landscape buffering between parking area and retention
area. Staff will investigate and inform developer of requirements..
City Engineer — Hans Wolfer, P.E.
1. Provide spot elevations of all proposed site work and provide spot elevations 10 -feet
beyond all property lines (additional elevation required)
See attached letter. Show current and proposed elevations and legend on plan.
2. Provide the following note on the plans: "This property is located in FEMA Zone
designation and the 100 year flood elevation is ft. (NGVD)

3. A pre - construction meeting is required

4. Show existing spot elevations, on the site
Will show.
5. Show existing elevations on Park Avenue at entrance
Will show.
6. Show connections to exist ground from proposed pavement
Will show.
7. Show the location of the skimmer on the plans

8. Curbing must be curb -and gutter, not a straight curb
Will show.
9. All retention areas must be sodded
Will show.
10. Critical water table information must be provided on the plans
Will show.
11. If only two (2) downspouts are used, then commercial gutters are required around the
building, and commercial down spouts are required
Additional downspouts will be added, gutter will be shown.
12. Swale design and locations from the downspouts to the RA are required on the plans.
Will add gravel pad to help prevent erosion.
13. A response letter that addresses all TRC comments by department shall be required
Submitted.
14. Impervious soil must be removed to four (4) feet of depth, and replaced with approved
sand. Area of removal to be 86' x 14'. Sand to be approved by Soil Engineer, Tom
Bechtol, in writing
Will show on plan per Soils Engineer specs.
Building Department — Dennis Fischer, Building Official
1. The project consists of a 2,240 square foot storage and office building. The construction
is type V unprotected. The requirement for storage to office is one (1) hour firewall.
This building will require a fire separation between the office and storage area.
Will show I hour firewall.
2. The mechanical equipment is in the storage area. A fire damper must be installed in both
supply and return ducts through the firewall. A fire -a -stat must be installed in the return
air duct of the mechanical equipment

3. Sealed sets of construction drawings will be required for permitting. Comments on the
construction drawings will be forthcoming.
Will submit 3 sets.
Environmental Services- Terry Wadsworth, Director
1. The City Manager has decreed any new development along the West Park Avenue
corridor be connected to the City's sanitary sewer system. A 12" sewer force main runs
parallel to Park Avenue within the southern right -of -way of the road. There are some
available package lift station units which compare favorably in cost with a septic tank and
drainfield installation. These units will remain under ownership and operating
responsibility of the project owner.
Per Terry, if the developer pulls the permits, the City will bear the expense to jack and bore
to connect a lift station to the existing sewer line.
2. The garbage /trash containment area on the plans is referenced as a "dumpster pad area ",
and should not be a problem if a commercial waste hauler is contracted. If the owner
opts for the City to provide garbage service, it should be noted while the City attempts to
pick up garbage on -site, it maneuverability and /or access to the trash enclosure becomes a
problem, the City Code specifically call for curbside pickup, and the City reserves the
right to enforce this requirement.
The dumpster pad has been moved to provide easier access. Radius will be shown on plan.
Fire Department — Jill Landreville, Fire Marshall
1. The required fire flow for this project is 750 gallons per minute.
