PLANNING DEPARTMENT
General
• Provide information on destination of exfiltration overflow on the site plan.
This is shown on plan.
• Provide information on how water is to be recycled on the site plan.
Will show.
• Provide detail of sewer service to this property on the site plan
Will request permission to use private sewer line or will provide lift station and
connection to City line.
• Indicate the size of the waterline on the site plan.

Parking /Driveway
• The minimum turning radius for a single unit design vehicle is too wide for the
driveways on Thomas Street. Eliminate both driveways on Thomas Street or pave
all of 4` Street according to City requirements.
Will eliminate 4 1 street driveway, reconfigure Thomas St. drive.
• Per Section 21- 54.02(i) of the Land Development Code: No driveway shall be
located closer than 660 feet. A variance will be required for the driveway on
U.S. 1.
Application for variance given. (Staff will support variance)
• Provide permit from FDOT for access to U.S. 1.
Will provide.
• Provide minimum turning radius dimension for a single unit design vehicle to turn
left from Bay # 6. (see attached page)
The car wash bays are not designed to accommodate large vehicles (i. e., R. V. 's,
buses, ect.) Will decrease rear buffer area and extend paved area for turning
radius.
• Since there will be no median cut on U.S. 1, provide a note stating that ingress
and egress to this site will be by a right turn only.
Will show.
• Per City Engineer - Ingress radius of 10 -feet must be a minimum of 20 -feet.
Per City Engineer The 4 th Street radius must be a minimum of 35 -feet.
Landscaping
• Provide a Planting Schedule Legend on the landscaping plan with common and
botanical names and dimensions at time of planting.
Will show.
• The 25 required trees shall be a minimum of 2.5- inches at 6- inches above the soil
line and all shrubs shall be 24- inches above the soil line.

• Relocate Oak trees and Washington palms from the visibility triangles on Thomas
Street to the rear buffer area.
Will show.
BUILDING DEPARTMENT
• Section 1003 of the Standard Plumbing Code (1997 Edition) will require an
interceptor for any grease or oil that is washed from vehicles.
Will show detail.
• Section 1003.8 will also require interceptors for the collection of sand and other
heavy solids.
Will show detail.
Stormwater drainage shall not be allowed to enter the sewer system.

Construction drawings shall comply with all applicable codes.

ENVIRONMENTAL SERVICES
• Sewer — This department does not feel the proposed sewer connection is in the
best interest of the City. "Shared" sewer lines inevitably lead to disputes as to
who is responsible for the operation and maintenance of the sewer line.
Furthermore, Section 19 -32(b) of the City of Edgewater Code of Ordinances reads
as follows:
A separate and independent building sewer shall be provided
for every building; except where one building stands as the
rear of another on an interior lot and no private sewer is
available or can be constructed to the rear building through an
adjoining alley, court, yard, or driveway, the front building
may be extended to the rear building and the whole considered
as one building sewer, but the City does not and will not
assume any obligation or responsibility for damage caused by
or resulting from any such single connection aforementioned.
Will request permission to use private sewer line or will provide lift
station and connection to City line.
Water — The backflow prevention device will need to be a reduced pressure
backflow preventer from the approved list available at the Environmental Services
Administration Office at 115 E. Park Avenue.

• Per the Building Department Approved backflow devices shall be installed on
water lines.

FIRE DEPARTMENT
• Show the location of the nearest fire hydrant. One must be located within 500 -
feet of the most remote exterior portion of the building.
Chief will determine whether this structure is considered a "building " and need
for fire hydrant.
• The required fire flow for this project is 500- gallons per minute.
ENGINEERING
• A Department of Environmental Protection (DEP) permit is required for Car
Wash projects.

• Reinforced concrete pipe must be used in lieu of HDPE pipe.
Will discuss with Hans.
• The Floor Elevation (proposed) in the Mechanical Room must be a minimum of
20.4 -feet.
Will discuss with Hans.
• Identify the rectangular items in the bays.
Will discuss with Hans. (Catch basins)
• The plans indicate concrete paving the 4ch Street. If so, proposed elevations are
required on the plans for the contractor.
Driveway on 4rh Street will be eliminated.
Also discussed:
Refuse pick up will be contracted to private company (this will be shown on
plans).
If lift station is installed, it will be privately maintained to point of connection
with City Lines.
If private sewer line is used, permission must be granted for use and easement
from owner.
