General
• Combine the corner section of Parcel #7432 -01 -00 -0361 into Parcel #7452 -01 -00 -0358.
This is currently being done.
• Warranty deeds are required for both parcels.

• Since the whole parcel is not being developed at this time, phasing of this site should be
considered for future development.
No definite plans for phase II at this time.

• Driveway and handicapped stalls must be paved.

• Per Section 21- 52.02(o), wheel stops must be located 3' /z' from the front end of the stall
when adjacent to landscaped areas of 2` /z' from the front end when not adjacent to
landscaped areas. Provide these dimensions on the site plan.

handicapped spaces on the site plan.

Landscaping
Richard Truett is Landscape Architect. This information has been passed on to him.
• Staffs calculations for the project area will required 139 total tress and this requirement
cannot be fulfilled by overall sq. inches of trees. Correct landscape plans accordingly.
Will discuss with Lynne, possibility of fewer trees with larger diameter.
• All trees shall be at least 2.5" at six inches above the soil line at planting. Planting
schedule has East Palatka Holly at 1.5" caliper.

• All shrubs shall be at least 24" in height above the soil line at time of planting.

• Dwarf Yaupon and Indian Hawthorne are classified as ground cover and do not meet the
requirement of 610 shrubs.

Building Department
• The Construction is type IV unprotected.

• Handicap accessible bathrooms must meet Florida Accessibility Code 1997 Edition and
conform to Figure 30 (a). All accessibility restroom stalls shall have a lavatory wall
mounted as not to overlap the clear floor space of the water closet.

• Two separate means of egress shall be provided in the plant area. No travel distance
greater than 75 feet to either exit. A second egress door from the office area must be
provided.

Environmental Services
• There is an existing 2" water meter and reduced pressure backflow prevention device
installed on site on the northeast corner of the property. This should be included on the
plans.

• Septic tank abandonment is regulated in Edgewater by the Volusia County Health
Department, not D.E.P.
Will change.
• The sewer line depicted on Meagan Avenue has not been constructed and the City cannot
guarantee sewer service availability to coincide with the completion of this project. The
City will coordinate the work effort of the contractor for the FIND project to prioritize
construction of the sewer system to have it operational at the earliest possible date. It is
my understanding the septic tank system will be utilized as long as possible. In the event
the septic tank system exceeds capacity or has to be abandoned to facilitate construction
prior to sewer service being available, the City will allow the site developer to install a
temporary holding tank for sewage. It shall be the responsibility of the developer to
maintain the holding tank by contracting with a licensed sewage disposal firm to pump
out and transport the waste as needed.
Manhole is permitted provided it has sufficient volume capacity. FIND project will need to
provide a stub for access to tank. Tank location will be discussed. Terry will coordinate
between FIND and B. W. projects.
• Due to the size and nature of the business, it is assumed a commercial refuse company
will be contracted with to remove solid waste. (Refuse)

Fire Department
• The required fire flow for this project is 1500 gallons per minute. This number will be
reduced by 50% if the building is protected by an automatic fire extinguishing system.

City Engineer
Sue Littrell will discuss the following with City Engineer St. Johns permit has been obtained.
Stormwater
• The downspout on the building must be located on the plans in order to evaluate the
storm runoff from the building.
All of the Retention Areas must be designated on the plans by location, volume retained
and identification reference.
• Seasonal high water elevation is El. 7.5 & 6.5 — not El. 6.2 per your computations.
• Orifice must discharge in 72 hours — doesn't appear that happens.
Site Plan
• A legend is required to show the existing and proposed symbols. Many are not shown,
and it is difficult to distinguish between them.
• If an addition to the existing building is proposed, it must be clearly indicated on the plan.
• Proposed and existing fencing must be shown on the plan together with fencing to be
removed.
• Meagan Ave. is not built yet- this must be clarified.
• Label all FIND project items and when they will be constructed.
• All storm inlets must be constructed with an 18 -inch sump.
• The top of berm is too narrow (minimum of 5' required) and too low in elevation.
• Crossroad swales are not allowed.
• Calculations of proposed drainage pipes must be submitted.
