Planning Department
General
• A St. John's permit will be required for the total impervious surface area or the
square footage of the parking lot should be reduced for a City Stormwater permit.
Will try to reduce impervious surface.
• The Site Plan should have two phases to accommodate future development,
otherwise, another site plan will be required for the future addition.
Will resubmit for future additions.
• If the project is not divided into two phases, add a note to the site plan stating that
the future addition will not be a part of the 1 S ` submittal.
Will show.
• Revise notes on Sheet 1 to reflect the square footage of the initial building.
Will show.
Fix note on Sheet 2 to FEMA Zone "X ".

Parking/Access
• Wheel stops must be 3'/2" from the front end of the stall when adjacent to
landscape areas per Section 21- 56.02(0) of the Land Development Code (LDC).
Add dimensions to the site plan.

Landscaping
• 183 shrubs are required for this project, additional shrubs must be shown on
revised landscape plans.
Will show.
• Dwarf Juniper is not classified as a shrub. Revise landscape plans accordingly.
Will change plan.
• 13 trees are required for this project. Indicate the dimensions of the Cabbage
Palms on the landscape plans.
Will add 1 tree and show dimensions on plan.
• Add a planting schedule on landscape plans indicating the number of trees and
shrubs and their respective dimensions.

• Show reclaimed water lines on the landscape plans.
Will show. Per Terry — can punch backflow preventer under road.
Building Department
• The construction is type IV unprotected and unsprinkled.
Will show.
• Engineered drawings must be submitted for the steel building for permitting.
Will provide.
• If the building is to be partitioned in the futur3e, a second bathroom will be
required. Suggest installation of underground sewer piping prior to the placement
of concrete.
Will show.
• Approved backflow devices shall be installed on water lines.
Is shown on plan.
• Construction drawings shall comply with all applicable codes.

Environmental Services
• The backflow preventer must be a reduced pressure device appearing on the
approved list at the Department of Environmental Services Administration Office.

• If refuse service for the site is to be provided by the City of Edgewater, trash
receptacles must be place curbside by 7:00 a.m. on each scheduled pick -up day.
Refuse service ewill be curbside, will show on plan.
Fire Department
• The required fire flow for this project is 750 gallons per minute.
Will add note.
Legal Department
• No Comments.
City En ig neer
• 6" PVC pipes must have inverts shown on the plans.
Will add note.
• Filter cloth to be amoco 4545.
