PLANNING DEPARTMENT
• Wheel stop are not permitted. Per Section 21- 54.03(b) per the Land Development
Code (LDC). Landscaped area must be protected from vehicular encroachment
with effective curbs.
Curbs will be provided at end of parking and around landscape areas
• Impervious area (5,400 sq. ft.) surpasses the St. Johns River Water Management
District (SJRWD) threshold (4,000 sq. ft. paved surface), therefore, SJRWMD
permit will be required. A copy of the permit must be submitted to the Planning
Department prior to the issuance of a Development Order.
Permit has been applied for.
• Revised Site Plan must show the designated office space to determine the number
of parking spaces needed.
Office will be approx 12X60. Will show on revised plan. Parking space shown should
be adequate.
• All new development shall be required to connect to the reclaimed water system, if
available, per Section 21- 51.02(c) of the LDC.
Note is on landscape plans.
Revised landscaping plan must indicate which type of sod will be used, Bahia or
Floratam.

BUILDING DEPARTMENT
The following comments regarding this site plan are derived from the Standard
Building Code 1997 edition regarding the future development of this site:
• The structure is classified as type IV construction that is unprotected and not
protected by an automatic sprinkler system. The total Building coverage will be
2400 square foot. This is a one -story structure and according to Table 500 for
business type occupancy, this is acceptable as type IV unprotected and unsprinkled.

• The separation requirements between each tenant will be determined by the use of
each tenant. The minimum separation is one (1) hour but the use may require two
(2) hour.
Dennis suggests 2 -hour separation be used so as not to limit use if building is
subdivided.
Construction drawings have been submitted under the Standard Building Code
1997 edition and will be reviewed and inspected under that code section.

• Interior firewall construction will require footer, no design on plans.
Floor will be 6" and will not required footer.
ENVIRONMENTAL SERVICES
WATER
• It is the responsibility of the site developer to provide a reduced pressure backflow
prevention device for the potable water service. The device must be installed on
the customer side of the meter prior to any branch connections. The device must
also be on the approved list maintained by the Environmental Services
Administration Office located at 115 East Park Ave.
OK Suggestion from Dennis to change water line from 1112 " to 1 ' line. Will show on
plans.
WASTEWATER
• The City will verify the location of the sewer lateral for the builder. However,
contrary to the notation on the plans, it is the responsibility of the plumbing
contractor on the job to provide the tie -in to the City lateral.

The City of Edgewater's Environmental Services Department reserves the right to
enforce additional requirements as may be necessary to endure compliance with
City Codes or other jurisdictional agencies. If you have any questions or require

FIRE DEPARTMENT
• A fire hydrant must be located within 500 feet of the most remote exterior of the
building. None is shown on the plans.
Will show on plans.
The required fire flow for this project is 750 GPM.

CITY ENGINEER
• Specifications and details of the mitered -end sections must be shown on the plans.
OK. Will show on plans.
Written response to these comments are required with submittal of seven (7) sets of revised
Site Plans.
