PLANNING DEPARTMENT
GENERAL
1. Building height not shown on site plan, indicate on revised plans.
2. SJRWMD permit required.
3. If signage is proposed, show details.
4. The project is located on two separate parcels. Combine parcels and address on revised
plans.
5. Show that driveway shall line up with existing driveway across the street.
STORMWATER
6. Show water flow and runoff on plan (outfall). Outfall must drain to some sort of public
conveyance.
7. Is it possible to pipe overflow to the 28 St. drainage?
8. Demonstrate some effort to show stormwater system can handle flow.
LANDSCAPING
9. Specimen tree removal must be indicated on landscape plans and a permit obtained.
10. Landscape plans must indicate "All plant materials used in conformance with the
requirements of this Section shall be Florida grade #1, as established, and periodically
revised by the Florida Department of Agriculture and Consumer Affairs. (21- 54.02(c)).

11. Total number of shrubs required is 297, this requirement is the lineal feet of lot perimeter
divided by 3 (892/3), per Section 21- 54.02(e) of the Land Development Code.
12. Show replacement tree dimensions in planting schedule.
13. Add note that all disturbed areas of the lot shall be sodded prior to issuance of Certificate
of Occupancy. (21- 54.02(f)).
14. Landscaped areas shall be protected from vehicular encroachment with effective curbs.
Wheel stops are permitted only when certain stormwater system conditions warrant their
use. (21- 54.03(b)).
15. A Class C landscape buffer is required in the southernmost 120' of the western portion
(rear) of the property. (Abutting residential use). A 50 -foot buffer would require 4 trees
and 36 shrubs. These can be considered in the overall site tree /shrub count. Please call
out buffer area on plans and show planting details.
16. Note on plans that minimum tree protection standards shall be met and provide details
where required.
17. Show irrigation plan.
DRIVEWAY /ACCESS
18. Sidewalks are required (21- 52.04). (May pay into the City's Pedestrian System
Development Fund).
PARKING
9. Fifteen- foot maneuver depth/radius is required. (21- 57.02).
BUILDING DEPARTMENT
1. No floor plans submitted, therefore, was unable to review the location of second means of
egress. The location of the retention pond may interfere with these exits.
2. Construction drawings shall comply with all Florida Building Code 2001 with 2003
revisions for 120 mph wind speed within the impact debris region.

FIRE DEPARTMENT
1. The required fire flow for this project is 1250 gallons per minute.
LEGAL DEPARTMENT
The developer shall meet all Federal, State and City statutory requirements and maintain
compliance with the City Code of Ordinances along with the Land Development to proceed with
their project.
ENVIRONMENTAL SERVICE DEPARTMENT
STORMWATER — Stormwater review to be done by City Engineer. Placement of silt fencing
around the property during construction is required and should be shown on the plans. An
NPDES Construction Permit from the Florida Department of Environmental Protection will be
required. Copy of NOI is to be furnished to the Planning Department.
All construction is to be done according to the City of Edgewater's Standard Construction
Details.
CITY ENGINEEER -
QHA, INC — DAVID KING
1. Applicable City Standard (utility) Construction Details should be incorporated in the site
plan. Utilities (Section 21 -51).
2. A copy of the soil boring report should be provided to the City. Stormwater Mana eg ment
Requirements (Section 21 -55).
3. It is recommended that the overflow weir be moved adjacent to the property line so to
limit the possibility of City drainage "back up" onto this property in the swale.
