Show location of any specimen and /or historic trees, per Section 21- 163.02(b) of the City of Edgewater Land Development Code. OK 2. Show names of adjoining property owners and existing land uses on vicinity map, per Section 21.163.03(a). OK 3. Per Section 21- 163.03(1) provide a tree survey that indicates and identifies all trees twelve inches (12 "), or greater, DBH and identifies which trees are proposed to be removed. OK 4. Per Section 21- 163.03(n), provide a preliminary landscape plan for common areas. OK — Will note areas to remain natural. 5. Per Section 21- 51.02(1), - The developer shall obtain approved plans from appropriate electrical utility provider for street light design. All new developments shall be required to create a streetlight assessment district to fund installation and operation /maintenance expenses. The streetlight district will be under the control of the homeowner association. Streetlights shall be generally provided at all intersections, and at intervals along each street of between 300 and 400 feet. Also please provide a streetlight on Canal Drive. Sheet 2 — Note 3 — Furnish complete sentence. OK 12. Sheet 2, Note 15 — Add "book 5211, pages 4387-4402". OK 13. Sheet 3 — adjust note regarding 4: PVC Force Main to read "Tie ", not "Tir ". OK 14. Provide sketch for connection to utilities along US Highway 1 and utility easement documentation. Terry will check possibilities for connection with Mr. Scott. 15. Provide sign details. OK 16. Adjust City limit lines on vicinity map on sheet 2. OK 17. Setbacks on plat and Declaration of Covenants and Restrictions are inconsistent with the PUD Agreement. OK 18. Per the P.U.D. Agreement, sidewalks are to be located on each side of the street; also provide sidewalks for lots along Canal Drive. Sidewalks required on one side along Canal Dr. 19. Legal Description is inconsistent with Title Policy. OK 20. Add signature line for Clerk of Court on Sheet 2 of the Preliminary Plat. OK 21. Show sewer connection to Lot 9. OK 22. Per Section 21- 163.02 - A soil report based on a minimum of one percolation test per ten (10) acres and one, or more, eight foot (8') deep soil borings at a percolation test site. Please provide. Provided in drainage calculations. 23. Provide verification from Volusia County that subdivision name and street names are available. OK BUILDING DEPARTMENT 1. Indicate all applicable setbacks on plat (e.g. pools, decks, side corner, etc.) and in Declaration of Covenants and Restrictions, per PUD Agreement. OK FIRE DEPARTMENT 1. Fire hydrants shall be flow tested prior to construction to ensure adequate fire protection. The hydrants shall be painted and identified in accordance with City specifications. OK ENVIRONMENTAL SERVICE DEPARTMENT WATER 1. Water line should be looped around cul -de -sac to prevent the dead end line. Sewer line would be better accessible if placed on street side rather than the rear lot easement. OK 2. Add note that locate wire shall be placed full length of the force main. OK 3. Sanitary Note #27 — No fittings shall be PVC. All fittings for the force main shall be epoxy lined ductile iron pipe. OK 4. Force main design needs to be shown to the tie -in proposed at U.S. 41. Detail should also be shown for this tie -in. OK 5. Detail area around lift station should be shown with landscaping and fencing. OK 6. 'A Turn gate valve with a by -pass tee fitting should be installed on the discharge side of the lift station. OK 7. An air release valve should be located near the tie -in at U.S. # 1. OK STORMWATER 1. Stormwater calculations review to be done by City Engineer. OK 2. An NPDES Construction Permit from the Florida Department of Environmental Protection will be required. Copy of NOI is to be furnished to the Planning Department. OK STREETS 1. Canal Road is a County Road; therefore, a County Use Permit will be required for the street connections, the force main construction and the outfall from the stormwater system. OK OTHER 1. Note #5 — Change the name from Nocatee HOA to Pinehurst HOA. OK 2. Note #8 — All common areas not to be disturbed by house construction shall be sodded. OK 3. Note #18 —Per the proposed HOA Article of Incorporation, the HOA is responsible for the entire stormwater system, not just the retention areas. OK CITY ENGINEER — Quentin Hampton (David King) Utilities 1. It is recommended that an alternate sewer design to serve lots 16 -21 from sewer in rights -of -way be provided, or at least a minimum a wider utility easement be provided. It is recommended to have the proposed lift station and /or manholes located at "edge" of subdivision and /or deeper to allow for acceptance of offsite flow in the future. This applies to the north and east "edges ". OK - Clarified 3. Streetlights per Section 21- 51.02, i, are required. OK 4. Required separation between proposed force main and existing water main should be shown on plan sheet. re NO Lift station site should be detailed in the plans and should conform to City Standard Construction Detail, S -15. 6. Calculations for pump and force main sizing should be provided. OK Vehicle/Pedestrian Circulation 1. A copy of the Volusia County Use Permit for the connection to Canal Drive should be provided to the City. OK 2. Sidewalks per Section 21 -52.04 are required. OK Stormwater Management 1. A copy of the Volusia County Use Permit for the pond outfall in Canal Drive swale should be provided to the City. OK 2. A copy of the SJRWMD ERP (permit) should be provided to the City. OK Concurrency 1. Applicant should revise Infrastructure Impact Assessment sanitary sewer and solid waste quantities per Section 21 -135. OK Engineer's Estimate Estimate appears to be in -line /adequate. OK Other 1. City should be provided copies of private utility design coordination for telephone, electric, TV cable, and gas. OK BELLSOUTH BELLSOUTH has adequate facilities to provide service to the above mentioned subdivision. BELLSOUTH requires a digital copy of the plans which can be e- mailed or a disk mailed to me. I prefer the e- mailed version. BELLSOUTH must have 911 addressing for each lot prior to final engineering. I can not release the Drawings for construction with out the 911 addressing.
