All sections referenced are from the May 2003 edition of the City of Edgewater, Land
Development Code.
General
1. The submitted site plan does not reflect the plan submitted on which the variance
(VA 0501) was approved which indicated 45 degree angled parking with a total of
sixteen spaces. The submitted site plan indicates 180 degree parking with a total
of seven spaces.
Will revise to show 45 ° parking utilizing 12X18 with 2 ' overhang and 13 ' aisle width.
Will probably not be able to provide 17 spaces.
2. In accordance with Section 21 -54.03 (b), the perimeter of the parking lot shall be
curbed.

3. Clarify access on 26 Street — indicate location of driveways adjacent and /or
across the street on both 26 Street and Guava Drive.
There are no existing adjacent or across the street driveways.
4. Modify curbing for 26 Street exit to allow for left turns only.

5. Stormwater discharge appears to outfall into 15' alley to the east of the site. This
is not permitted as stormwater discharge and may only outfall to a public
conveyance.

6. An exfiltration trench is not permitted.

7. Indicate the size of water line on Guava Drive.

8. Provide detail for screening of dumpster pad in accordance with Section 21 -34.08
(a).

9. In the event ownership of the entire building transfers to individual owners, a joint
use driveway agreement is required.

Landscaping
1. Indicate size of trees using DBH measurements in accordance with Section 21-
55.03 (b).

2. 207 shrubs are required. 176 shrubs are indicated on the plans. Indicate size in
accordance with Section 21 -54.02 (e).

3. Add a note indicating compliance with Section 21 -54.02 (c).

4. A Class C buffer yard in required to the east (rear) of the site in accordance with
Section 21- 54.04, Tables V -4 and V -5. This buffer yard must contain a minimum
of three trees and 100 shrubs.

5. Provide details of compliance with Volusia County tree protection standards (15%
of the square footage of any development shall be designated for the protection
must remain on site).

Building Department
1. Construction drawings accepted after October 1, 2005 shall comply with the 2004
Florida Building Codes for 120 MPH wind speed within the impact debris region.

2. Set back dimensions and building dimension missing from site plan.

3. Provide locations of all walkout doors.

4. Tenant separations will be required depending on use.

Stormwater Management
1. Geotechnical report was not included in the stormwater design report.

2. A copy of the SJRWMD ERP permit should be provided.

the proposed overland connection.

1. The handicap parking space #6 does not have the required /effective maneuver
area of fifteen feet (15').

1. The weir and skimmer should outfall towards the swale on Guava Drive rather
than towards the alley to the east.

1. It appears the engineers for this project did not have the benefit of having the
City's Standard Construction Details. It would be advantageous for them to
acquire a set of these documents.

2. There is no size indicated for the proposed water services and no clear detail on
how they will be metered.

3. This project will require reduced backflow prevention devices on the downstream
side of the water meter(s) prior to the first branch connection. The device must be
on the Department of Environmental Services approved list available at 115 E.
