General 1. Drainage retention provided by exfiltration is not permitted. City will look into this comment. Use permit is being reviewed by Volusia County 2. A Volusia County Use Permit is required for overflow and discharge within a County right of way (Cory Drive). OK 3. The driveway cut on Cory Drive will require a Volusia County Use Permit. OK— County wants sidewalks on Cory Drive side. 4. Clarify the head condition in the force main for the lift station. OK 5. The parcels must be combined. Provide documentation from Volusia County of this combination. Provided 6. On Sheet 4, 41 — replace xxx -xxxx with 424 -2460. OK 7. Remove all references to "seeding ". OK 8. Provide elevation detail, including height, of the building. OK 9. Revise the dumpster enclosure detail to replace the chain link gate with a wooden stockade type gate. OK 10. Indicate location of sign, including detail of construction regarding height and area. No signage in front. Signs will be permitted by individual occupants Parking 1. Relocate handicap parking closer to the building access. OK 2. In the event ownership of the entire building transfers to individual owners, a joint use driveway agreement is required. Eighteen (18) trees must be added with a minimum of seven (7) trees in the east buffer yard. OK 2. The east buffer yard must contain a minimum of 72 shrubs. OK Building Department 1. Construction drawings accepted after October 1, 2005 shall comply with the 2004 Florida Building Codes for 120 MPH wind speed within the impact debris region. OK 2. Additional comments will be provided upon submittal of floor plans. OK Fire - Rescue Department 1. The required fire flow for this project is 1000 gallons per minute. OK City engineer (David King — Quentin L. Hampton, Associates, Inc.) Resource protection standards 1. Applicant should address possibility of listed species in accordance with Section 21 -45 as well as the requirements of the conservation overlay. Will provide —Environmental Resources, Inc. Site design 1. A FDEP permit is required for the grinder pump station. OK 2. Water meter /backflow preventer should be installed at the right of way line per City Standard Detail. OK 3. Sidewalks are required per Section 21- 52.04. OK Stormwater management 1. Site plan should show connection of discharge. OK Concurrency management 1. Information required for provided. The lift station detail from the City's Standard Construction Details has been modified. The project engineer is being provided the amended drawing and technical notes relating to this update so the plans can be changed accordingly. OK Water 1. The reduced pressure backflow prevention device must be on the approved list of devices which is available at the Department of Environmental Services Utility Administration Office, located at 115 East Park Avenue, or verifiable by phone at 386- 424 -2460. OK General /Stormwater 1. A NPDES permit from the Florida Department of Environmental Protection will be required prior to issuance of a development order. Provide copy of the NOI. OK 2. The submitted SJRWMD letter is a request for additional information. This permit will also be required prior to a development order being issued. OK WM OK OK OK 3. The plans state that the outfall is to the swale area alongside the roadway. It does not appear that this is a true stormwater conveyance system. Also, the elevation of the house to the east is of great concern to be flooded in the event this outfall becomes necessary during a major storm. Floor elevations of the house should be taken to ensure this does not happen. 4. Water line connection should come from the eight inch (8 ") along the south side of Cory Drive rather than the twelve -inch (12 ") line on US 1. 5. Valve and hydrant details need to have 16 inches of #57 stone rather than the pre- cast block under them. (This is being changed in the updated Standard Details). 6. The lift station location on the site plan is different than on the landscape plan. Please clarify. The lift station details for a private system are being updated. Contact Brenda Johnson at 386 - 424 -2476 for an example of these updates. 8. Volusia County has made changes in their force main system to the south. Pressures may have changed. Also, the engineer may want to get with Quentin Hampton on the study they did for the City for the Southern Reserve Area and the future projects and the affects they will have on this private system to ensure the pump sizing will be sufficient in the future.
