Development Code.
General
1. The ground sign appears to be located in the site triangle. Please relocate.

2. Indicate how pavement requirements meet required depth of base and sub base.

3. Indicate distances to South Riverside Drive and any adjacent driveways to verify
compliance with Section 21 -52.02 (c) and (f).

Department of Environmental Services
Water
1. The proposed water meter configuration as proposed for the subject project could
result in objectionable water quality as it would serve as a "flush" for a dead -end
2" galvanized water line.

2. The fire hydrant referenced in the subject site plan is on private property and not
City owned or maintained. The Fire - Rescue Department has expressed concerns
as to the accessibility of this hydrant as well.

3. To address both of the issues listed above, it is recommended that JC Carder grant
the City an easement for the existing 6" water line and hydrant on his property
and that he transfers title of the line and appurtenances to the City. Additionally,
it is being requested that Mr. Carder grant an additional construction/permanent
easement to the City to extend the 6" water line to its terminus near the hydrant
north to the A &B Watersports southern boundary, then west to the US 1 right of
way line. At this point, the City requests an easement be granted along the west
property line of A &B Watersports from the southern property line to the northern
property line to allow installation of a 6" water line and fire hydrant in that area.
This would allow the City to provide fire flow at an optimal location and improve
water quality at the point of delivery to the new A &B Watersports facility. By
Mr. Carder deeding the existing 6" water line and hydrant to the City, the flow to
US I and the new hydrant would be under the control and responsibility of the
City. The existing dead end 2" water line on US I could be tied to this extension
thus improving pressure and flow to existing customers in the area. If the
easements are provided as requested, and the project engineer provides the design
and permitting, the City will construct the actual line extension.
Mr. Geil will speak to Mr. Carder about obtaining easement.
Wastewater
1. The proposed off site sewer connection is not accurately represented according to
Mr. Carder. The details must be clarified prior to further comments on sewer
issues. If the City were to accept wastewater flow from A &B Watersports, it
would be desirable for the City to own/maintain the lines accepting flow through
easement and dedication by Mr. Carder.

2. It is recommended that Luis Geil coordinate the recommended changes to the site
plans as he acts as a representative for both A &B Watersports and Mr. Carder.
The Department of Environmental Services staff will be available to assist in
planning these revisions and provide support to Mr. Geil in the field verification
of existing improvements.

General /Stormwater
1. The stormwater design in a landlocked basin must be for a 100- year /3 day storm
event. Otherwise, the overflow must be directed to a public stormwater system.
