General
1. Reduce the number of driveways in accordance with Section 21 -52.02 (g).
Applicant will try to comply.
2. Stormwater outfall must be directed to US 1 and a copy of the FDOT drainage
access permit must be provided prior to development approval.
Height difference of five feet - will have to go up 5 feet, cannot pump up to U.S> 1.
Desigend for 100 yr flood — pop off not required per code (Brenda Johnson)
3. Palm Breeze Drive must be widened to 24 feet from US 1 to the east property line
of this site. Road construction must be in accordance with the City of Edgewater
Standard Construction Details.
Need text amendment — may no be required to widen road
4. The setback to the south shall be 25 feet in accordance with Section 21- 50.02,
Table V -1. Revise plan to indicate this requirement.

5. Section 21 -52.02 (g) requires driveways "line up with driveways across the
street ". Indicate location of driveway to Cox project on the north side of Palm
Breeze Drive.

6. Provide a sign detail. Revise the location of the sign to remove it from the sight
triangle in accordance with Section 21 -38.03 (a).

7. A detail is provided on the plan indicating the manner of construction of the six -
foot high masonry wall. Revise to indicate the height of the wall of west side.

Parking
1. Section 21- 57.02, Table V -7 requires a width of 12 feet and depth of 18 feet for
45- degree parking spaces. Revise plans to reflect this requirement.

2. Section 21- 57.01, Table V -7 requires a back up maneuver depth of 15 feet.
Revise parking space #1 to reflect this requirement.

3. Wheelstops are not permitted. The perimeter of the parking lot must be curbed in
accordance with Section 21 -54.03 (b). Remove wheelstop detail from the revised

Water
1. The water connection should be made on Palm Breeze Drive as opposed to the US
One right of way.

1. See attached hand drawn modification for the design of the sewer line from this
project site to the lift station site on the Cox property which City staff prefers to
see installed.

2. There is concern centering around the ownership and operation/maintenance of
the lift station proposed to be constructed on the Cox property on the north side of
Palm Breeze Drive. The issues are as follows:
a. The construction schedule of the Cox Building and on -site life station will
directly impact the ability of this project to obtain a Certificate of
Occupancy.
Will comply — will look into putting lift station in prior to construction of Cox building.
b. I would recommend ownership of the lift station be transferred to the City.
It has been mentioned that the resubmittal of the Cox project will contain a
new lift station detail and site location. This plan will be impacted by
those changes.

General /Stormwater
1. The installation of the sewer line will require a road repair. Please add detail
showing the road repair requirements.

2. The water line should be tapped from the eight -inch (8 ") water line of the north
side of Palm Breeze Drive.

3. An easement was requested from the Cox Building to cover the sewer line for this
project. Provide verification of the granting of this easement.

4. The stormwater calculations stated "the proposed drainage system will store and
treat the runoff in the exfiltration trench prior to discharge off site ".
a. Section 21 -53.04 (h) discourages the use of filtration systems.
Will complyNo offsite discharge is shown. The only dedicated drainage is that of the
FDOT drainage swale along US 1. Therefore, design needs to be such as to provide for a
100 year /3 day storm event or discharge to the US 1 Right Of Way.

b. Page 3 of the stormwater calculations state that discharge will be to Class
III waters. The Indian River Lagoon is a Class II water body. This should
be clarified for the SJRWMD permitting process.

the site as a minimum best management control for erosion control.
