General 1. Remove all references to seeding /mulching. OK 2. In order to verify compliance with height requirements, provide building profile /elevations. This plan will also be used to verify compliance with covenants and restrictions. OK— FLOOD ZONE ELEVATION— 8', BUILDING 9' 3. Indicate proposed signage on the plan. OK 4. Revise dumpster detail to indicate stockade fence gate in lieu of the indicated "opaque" material. DISREGARD COMMENT 5. Clarify flow of drainage from the rear of the buildings. Provide verification that flow will not affect adjacent properties. WILL CLARIFYAND SUBMIT BUILING PLANS 6. Two loading berths are required in accordance with Section 21- 57.05. It appears there may be one located next to the dumpster — please clarify. WILL RECONFIGURE 7. Provide profile /detail of fence, including height. WILL PROVIDE DETAIL 8. Provide copies of the following permits: a. SJRWMD b. Florida Fish and Wildlife OK Parkin 1. It appears there may be an inadequate turning radius at the eastern corner of each building. THERE WILL BE NO DRIVEWAYACCESS TO REAR OF BUILDING 2. In the event ownership of the entire building transfers to individual owners, a joint use driveway agreement is required. OK AS IS — SIDEWALKS ARE NOT RAISED, CONCRETE PAVEMENT DETAIL SHOWN Landscaping 1. In order to verify compliance with landscaping requirements, provide four copies of landscape plans OK City engineer (David King — Quentin L. Hampton, Associates, Inc.) Article III — Permitted, conditional, accessory and prohibited uses 1. Additional screened refuse containers may be necessary dependant on proposed use of buildings. OK 2. If development is to be mini - warehouses, regulations listed in Section 21 -34.11 will apply. OK 3. Proposed fencing is to comply with Section 21- 38.02. Additional information on the site plan may be necessary. OK Article IV — Resource protection 1. Permitting for gopher tortoise taking /relocation is required. OK Article V — Site design 1. The City may desire to require the proposed pervious concrete to be calculated as partially or entirely impervious for coverage calculations. SJRWD SUBMITTED 2. The two -inch water service connections should be by service saddles versus tees. OK 3. The dumpster pad hose bib should be fed from one of the buildings versus a separate service. OK 4. A City standard sewer cleanout should be constructed at the right of way line if not already in place. mm 5. The information necessary to verify that this site as proposed was included in the SJRWMD permit 40 -127- 65055 -1 should be submitted. OK 6. NPDES permit coverage is required. City should be provided copy of such. OK 7. A landscaped curbed island may be more desirable and effective at the west end of the parking versus the proposed bollards. All infrastructure construction must comply with the most recent version of the City of Edgewater Standard Construction Details. OK 2. The backflow prevention devices must be from the list of approved devices. Verification of acceptable devices can be done by calling 386 - 424 -2460 or visiting the Department of Environmental Services located at 115 East Park Avenue. OK 3. The water lines should be separate from the fire line. OK 4. The hose bib serving the dumpster area as proposed is not metered. While the City does not charge for fire protection, free service is not allowed per City code. In addition, the location of this service is of concern when the dumpster is being dumped. This could become a maintenance issue each time the dumpster is serviced. OK Building Department 1. Construction drawings accepted after October 1, 2005 shall comply with the 2004 Florida Building Codes for 120 mph wind speed within the impact debris region. OK 2. Plans indicate 21,6000 square foot metal building with a 25 foot front set back and a 20 foot north and south setback to property lines. Table 600 (Florida Building Code) will require a minimum fire resistance of the exterior walls to be 1 hour. The plan also shows a rear setback of 10 feet to the railroad right of way. Table 600 will require a 2 -hour exterior wall. Tenant separations will require a minimum of 2 hours depending on type of use. OK— WILL RECONFIGURE BUILDINGS— 4 BUILDING WITH 6 UNITS EACH 3. The use of the structure for other than storage will require a fire sprinkler system per Table 500 (Florida Building Code). The Title Insurance Commitment submitted from First American Title reflects the proposed insured is Alton Industries, Inc. This is a title commitment, not a title policy or an O &E.
