Dir. Environmental Services Luis Geil Worldley "Butch" Frye Planning Department All sections referenced are from the City of Edgewater, Land Development Code. General 1. Indicate any proposed signage of the plan. No signage is proposed. Parkin 1. In the event ownership of the entire building transfers to individual owners, a joint use driveway agreement is required. Builder /Owner has no intent to lease or transfer any part of building. 2. Indicate the distance to the intersections at 27 and 28 streets. OK 3. Indicate location of any adjacent driveways. If there are none, indicate such on the plan. OK 4. Indicate curbing around the entire perimeter of the parking area in accordance with Section 21 -54.03 (b). OK Landscaping 1. A total of 80 shrubs are required in the landscape buffer to the west of the site. The plan indicates 42 shrubs. Please revise. OK 2. Buffer plantings must be outside (west side) of the stockade fence in accordance with Section 21 -54.04 (f). Jill will check with Darren. City maintains drainage canal and access it behind this property. Can plating be on owners side o ence? 3. Provide copy of irrigation plan for review. OK Developer will look into the possibility of a well as reclaimed is not available at this time. 4. Provide details of compliance with Volusia County tree protection standards (15% of existing trees must remain on site). Only one hard wood tree on site, several pines, can pines be removed and hardwoods planted? City engineer (David King — Quentin L. Hampton, Associates, Inc.) Article IV — Resource protection 1. A listed species survey per Section 21 -45.03 should be provided. OK Article V — Site design 1. A City standard sewer cleanout should be shown at the right of way line. Applicable notes /details should be included for required work. OK Applicant should justify use of exfiltration system as such is to be discouraged per Section 21 -53.04 (h). OK 4. Provide copy of SJRWMD permit. OK 5. The proposed stormwater overflow should include some type of stabilization. Brenda would prefer flow to the front of the lot. Department of Environmental Services 1. Per Section 21 -53.06 (a), a positive drainage outfall system shall be provided which does not adversely impact downstream owners or adjacent lands. Addressed in comment 5 — City Engineer 2. A reduced pressure backflow device shall be required for connection to the potable water line. Change language from low pressure to reduced pressure. 3. A dumpster pad and enclosure, in accordance with Section 21 -34.08 (a), should be included on the plans and be consistent with the requirements of the City of Edgewater Standard Construction Details. Plans to use curb service. Will indicate future dumpster location (if required) on plan. Building Department 1. Construction drawings accepted after October 1, 2005 shall comply with the 2004 Florida Building Codes for 120 mph wind speed within the impact debris region. OK 2. Tenant separations will be two -hour fire separation from floor to ceiling. WA 3. Exit doors shall open outward. OK Legal Department 1. Comments will be provided, pending review of the Ownership and Encumbrance report submitted subsequent to initial submittal. Received and approved per Robin Fire - Rescue Department 1. The required fire flow is 1000 gallons per minute. OK 2. Indicate on the plan the location of the closest fire hydrant. OK
