Include in notes on cover sheet the total amount plan shows only the amount of building coverage. Will indicate on revised plan 3. The sign cannot be located in the site triangle 38.03 (a). Please clarify. of impervious surface. Current in accordance with Section 21- Will revise 4. Indicate location(s) of adjacent driveways as well as any driveways located across the street on Louisa Drive. Will indicate on revised plan Parking 1. In the event ownership of the entire building transfers to individual owners, a joint use driveway agreement is required. Noted 2. In accordance with the variance granted on June 6, 2004, widen aisle in area of parking spaces #9 and #10 to fourteen feet (14'). Will revise 3. Reduce the width of both driveways in accordance with Section 21 -52.02 (k). Will revise 4. Indicate specific proposed uses for each building. Section 21- 57.02, Table V -8 calculation methods requires a total of 18 parking spaces yet only 10 are indicated on the plan. Landscaping 1. It appears that the landscaping is located in the right of way. Relocate to within the boundaries of the site. Jill will check with Darren regarding lack of space for landscaping 2. Provide copy of the irrigation plan for the landscaping. Will submit with revised plan 3. Replace "4' high decorative fence" in between the two driveways with approved curbing in accordance with Section 21 -54.03 (b). Jill will check with Darren 4. Survey must indicate location of any specimen trees. Will submit with revised plan 5. Correct the sizes on the landscaping legend to reflect the requirements of Sections 21 -54.02 (e) and 21-55.03 (b). Will revise 6. Provide details of compliance with Volusia County tree protection standards (15% of existing trees must remain on site). Will indicate on revised plan 7. A total of 40 shrubs are required in the north buffer yard. A total of 34 shrubs are required in the west buffer yard. Will revise City engineer (David King — Quentin L. Hampton, Associates, Inc.) Article III 1. Dumpster /enclosure per Section 21 -34.08 should be provided. Will indicate on revised plan —future dumpster location Article IV — Resource protection 1. A listed species survey per Section 21 -45.03 should be provided. Will submit with revised plan Article V — Site design 1. A City standard sewer cleanout should be shown at the right of way line. Will indicate on revised plan 2. Site plan should designate existing or proposed water /sewer services; including sizes. Applicable notes /details should be included for required work. Will indicate on revised plan 3. Sidewalks are required per Section 21- 52.04. Will reply 4. The driveway widths appear excessive. Will revise 5. The improvements to Louisa Drive should conform to City standards. Additional design information, including information on stormwater features, should be provided. Jill will check with Ken/Darren on paving of Louisa Drive 6. Applicant should justify the use of exfiltration system as such is to be discouraged per Section 21 -53.04 (h). Will reply 7. A SJRWMD permit is required and should be provided to the City. Will submit 8. The roof drainage should be routed to the stormwater treatment system. Will address 9. Loading berth in accordance with Section 21 -57.05 should be provided. Not required per code - disregard 10. The "tapered" aisle for parking spaces 8, 9 and 10 does not have the required aisle width per Section 21- 57.02. Will revise 11. A FDOT permit for the Louisa Drive improvements may be necessary. A copy of such should be provided to the City. Jill will check with Ken/Darren on paving of Louisa Drive Department of Environmental Services 1. Per Section 21 -52.05 (c) (2), roadway specifications shall have two inch Type S- III asphalt over an eight inch compacted lime rock or six inch compacted soil cement base; over a 12 inch compacted shell rock sub -base for commercial area roadways. Revise plans accordingly. Jill will check with Darren on paving of Louisa Drive 2. It does not appear that the roadway impervious surface was included with the stormwater calculations. Please show how treatment is being provided. Also, invert elevations for the existing catch basin on the south side of Louisa Drive and the proposed inlet have not been provided. Jill will check with Darren on paving of Louisa Drive 2. The existing inlet was installed with the building on the south side of Louisa Drive and connects to the FDOT stormwater system. Permission to connect to this system by the owner of the building and by FDOT needs to be obtained. Per Luis Ged, the inlet is in the City R -O -W - Brenda asked for verification of this, will need DOT permit 4. Proposed elevations of the road paving will not match existing pavement elevations on US 1 according to the survey provided. Please revise accordingly. Jill will check with Darren on paving of Louisa Drive 5. It is unclear as to the note on the plans which state "Future Asphalt Paving" for Louisa Drive. Section 21 -52.02 states, "prior to issuance of a building permit, all parcels, lots or new development shall have access to an improved public road or private road ". Jill will check with Darren on paving of Louisa Drive 6. Note "F" concerning refuse /garbage cans on page 2 of the plan references curbside pick up. There is concern that if a future use on this site requires dumpster service, it will be difficult to accommodate one with the existing site layout. Commercial development should, at a minimum, install a dumpster pad. Will indicate on revised plan —future dumpster location 7. The reduced pressure backflow prevention device for this project must be from the Department of Environmental Services approved list. Will indicate n revised plan Building Department 1. Construction drawings accepted after October 1, 2005 shall comply with the 2004 Florida Building Codes for 120 mph wind speed within the impact debris region. Noted 2. Building separations shall conform to Section 704 of the Florida Building Code. Noted 3. Buildings located five feet to property lines shall also conform to Section 704 of Florida Building Code. Noted 4. Tenant separations shall conform to Section 705 of the Florida Building Code. Noted Fire - Rescue Department 1. The required fire flow is 500 gallons per minute for Building A and 750 gallons per minute for Building B. Wayne will run flow check Legal Department 1. There was a Revision A to the Ownership and Encumbrance report. It appears that there is an additional portion of the O &E that might be missing that was modified by Revision A, therefore this should be corrected. There should be an earlier O &E that reflects a listing of the exhibits that were attached to the Revision. Will submit corrected documents
