Planning Department as part of the review process.

2. Submit SJRWMD permit. A general permit is required from SJRWMD for
proposed site improvements per condition No. 26 of Permit no. 40- 127 - 65055 -6
that states "This permit does not authorize the placement of any impervious
surface on the future development parcels shown on the approved construction
plans. The permittee shall obtain an Environmental Resource Permit modification
authorizing construction prior to the placement of impervious surface within these
areas."

9. Please verify the circulation and maneuverability of a solid waste collection
vehicle given the dumpster orientation and location on the site. It appears that a
large vehicle will not be able to maneuver into a forward facing position to exit
the site. Please note that backing into a public right -of -way from a parking lot is
not permitted. (21- 57.02)

10. All commercial and industrial uses shall provide for off - street loading &
unloading spaces as described in Table V -10 of the LDC. Per the table, the
proposed manufacturing facility shall provide two (2) berths. See Table V -9 for

11. A 2 -inch water service lateral is shown on the plans however a 1 -inch backflow
preventor detail is shown on sheet 5. Please revise detail to specify a 2 -inch
backflow preventor. Also, provide details and /or instruction for connection to the

12. All site plans shall include FDOT standard traffic control signs and pavement
markings necessary to ensure safe traffic and pedestrian flow. Please verify that
the proposed stop bar dimensions are in accordance with FDOT requirements.

13. Please submit preliminary building floor plans and elevations (Phase 1) so that the
flow direction of stormwater runoff from the roof area may be verified. If
stormwater runoff will shed to the north from the roof, provisions shall be made
for conveyance to the pond system; otherwise onsite retention must be provided.

14. Please note that other than handicap parking facilities, the City does not endorse
the use of wheel stops. Raised curbing is considered as a viable alternative
provided a two (2) foot landscaped overhang is provided.
