General 1. Clarify elevation of structure D -4. OK as is 2. Provide building elevation to verify compliance with height requirements. Will not exceed 45' maximum height restriction 3. Indicate location of any adjacent driveways. Will show Parking 1. Clarify areas of parking lot to be curbed. It does not appear to meet the requirements of Section 21 -54.03 (b). Curbs are shown, will call out Landscaping 1. In order to verify compliance with landscaping requirements, provide four copies of landscape plans. OK, will include in revised plans Building Department 1. Construction drawings accepted after October 1, 2005 shall comply with the 2004 Florida Building Codes for 120 MPH wind speed within the impact debris region. OK 2. The type of construction was not noted on the plans. Steel construction with front to be of masonry construction 3. No floor plans were submitted for review. Will submit Fire - Rescue Department 1. The required fire flow for this project is 1250 gallons per minute. OK 2. A fire hydrant is required within 500 feet of the most remote area of the building in accordance with Section 21- 250.04 (c). OK City engineer (David King — Quentin L. Hampton Associates, Inc.) General provisions 1. The plans should include a note stating "All construction shall be in conformance with the City of Edgewater Land Development Code and Standard Construction Details, Latest Version, unless otherwise specifically approved." Vicinity plan should show zoning classification, owner's name and existing land uses of adjoining properties per Section 21- 163.03). Disregard this comment Utilities 1. The proposed on -site 4" and 8" water extensions may be deleted in lieu of new taps /connections on south half of property. Katie will check on this 2. A VCHD permit for the water main construction is required. Not needed for a "one user " building 3. A City standard sewer cleanout should be provided at right -of -way if not already existing. OK 4. Proposed electric service and meter location should be shown on plans as well as other private utilities (phone, gas, cable, etc.) Will address Vehicle/Pedestrian Circulation 1. Provide additional spot elevation marks at doorway, ramps, changes of level and along assessable route from H/C parking in order to confirm ADA requirements compliance. Shown on detail sheet and in general notes Stormwater management 1. Grading plan should be revised to include modified proposed contour lines showing correct relation to existing contour lines (especially at retaining swales). Will show contours 2. A copy of SJRWMD permit must be provided. This must be included in the SJRWMD permit record binders for the Parktowne Industrial Center. OK Department of Environmental Services 1. The City of Edgewater's Standard Details have been updated and are now available on the City's website. Please revise accordingly. OK 2. Provide a copy of the SJRWMD permit, once received. OK 3. A valve on the four -inch (4 ") water service line after the two -inch (2 ") water service lateral will be necessary to ensure water quality until the next phase occurs. OK 4. If the purpose of the stabilized area (shell laydown) area is to be used for parking, it must be paved. If it is to be used for outdoor storage, then screening in accordance with Section 21 -36.03 is required. OK — the entire property will be fenced, but area "B " of ParkTowne does not required outdoor storage to be screened from view. The applicant wishes to store equipment on site during construction, Mr. Lear asked for a letter verifying the request to include the time frame.
