Ridgewood Ave Technical Review Committee Comments First submittal — 313 TRC date — March 25, 2008 IN ATTENDANCE: Darren Lear, Development Services Director Brenda DeWees, Interim Environmental Services Director Wayne Nichols, DOES Angela DeSue, Development Services Luis Geil Only items in question were discussed Planning Department All sections referenced are from the City of Edgewater Land Development Code. 1. Provide site data information on cover sheet to include existing and proposed pervious /impervious area. OK 2. Per Section 21- 54.02(f) indicate that all disturbed areas shall be sodded. OK 3. Per Section 21- 54.03(b) Wheel stops are permitted only when certain stormwater system conditions warrant their use. Remove wheel stop located at handicapped space. 'MI full 4. Provide a sheet showing existing trees and indicating which are to be removed and which will remain. 5. Revise planting schedule to indicate that shrubs will meet the minimum height requirement of 24 inches. Fire - Rescue Department 1. The required fire flow for this project is 1500 GPM. OK Citv engineer (David King — Ouentin L. Hampton. Associates. Inc. 1. The plans should include a note stating, "All construction shall be in conformance with the City of Edgewater Land Development Code, latest version, unless other specifically approved. OK 2. All disturbed pervious areas should be sodded and pertinent notes added to plans. OK 3. City standard construction details should be provided for concrete driveway, concrete curbs, parking demarcation etc. OK 4. The roof drainage should be routed to the stormwater treatment system. Retention pond overflow weir should discharge to a public stormwater conveying system, not to neighboring lot. OK IA 6. Elevation contours in retention pond should be labeled and tied in to existing contours at /near property line. 7. Access driveway apron should be 24' wide (minimum). OK 8. City /DOT standard stop sign and stop bar should be provided at driveway exit. Adequate demarcation to clearly indicate traffic circulation is also required. OK 9. Exterior illumination plan should be provided. OK 10. Geotechnical report should be provided to substantiate exfiltration rate used in stormwater calculations. OK Department of Environmental Services 1. Per the Land Development Code, stormwater discharges must be directed to a public conveyance system. If this is not possible, design for the 100 -year storm shall be required. Will revise 2. A reduced pressure backflow prevention device will be required for this project. OK Legal Department 1. The Title Company should correct the Title Report to reflect the correct owner. OK
