General
1. Graphically indicate Flood Zone on Sheet 2 to verify compliance with Section 21 -42.05

Definitions, building height means the vertical distance measured from the required minimum

10. Per Section 21- 54.02(f) - Sod shall be used in road right -of -ways, swales, stormwater
management areas and other areas subject to erosion. All new development or expansions must
sod all disturbed areas of the lot prior to the time the Certificate of Occupancy is issued in
accordance with all applicable regulatory agency requirements. — Indicate on plan that all
disturbed areas are to be sodded. Revise note 8 on Sheet 1.

11. Per Section 21- 54.03(b) Landscaped areas shall be protected from vehicular encroachment with
effective curbs. — Extend curbing to include the eastern portion of parking area.

12. Per Section 21 -54 a Class A landscape buffer is required on the eastern property line. Indicate
compliance and show planting schedule (minimum of 97 shrubs and 3 trees are required
in buffer area).
13. Per Section 21- 55.02(a) replacement trees shall be a minimum of 2 '/2 inches in diameter
measured 6 inches above the soil line or 10 feet in height above the soil line and per Section
21- 55.02(e) shrubs and hedges shall be non - deciduous species, shall be a minimum of twenty -
four inches (24 ") in height immediately after planting. Plants shall be spaced no more than
three feet (3') apart measured center to center. The number of shrubs required shall be
determined by the linear length of the lot perimeter divided by three. Show planting schedule
including types and sizes of proposed trees and shrubs as well as number and caliper of
existing trees to be removed.
14. Provide tree survey and tree removal plan for verification of compliance with Section 21.55.07.
15. Per Section 21.5 5.08 - Fifteen percent (15 %) of the square footage of any development shall be
designated for the protection of trees. Graphically depict on plans.

16. Per Section 21 -53.06 - Positive Outfall Standards - A positive drainage outfall system shall be
provided to a public conveyance, which does not adversely impact downstream owners or
adjacent lands, nor redirect preexisting runoff to previously unaffected lands. A drainage
easement shall be required for outfall system, which affect private property. — Indicate positive
outfall to a public conveyance.

a driveway or access aisle unless the doorway of the entrance is at least three feet (3') from said

1. The plans should include a note stating, "All construction shall be in conformance with the City
of Edgewater Land Development Code and Standard Construction Details, Latest Version,
unless otherwise specifically approved ".

14. The Stormwater calculations denote the summary of discharge rates for mean annual event
while the Hydrocad results denote 25 -year event. Also, the summary states no discharge while
the results show a discharge.

15. Without a Stormwater overflow connection to a public drainage conveyance, the City may
desire to evaluate what discharge occurs for a 100 -year event.

Copies of all required permits and supporting information including all revisions to design should
be provided to the City. Comments from other reviewers may supercede these comments. The
designer should contact reviewers if a conflict exists. The TRC may waive some of the comments.
