Indicate Flood Zone designation on Site Plan OK 2. Provide building profile /elevations. OK 3. Existing sign location encroaches into the right-of way. Revise. To he moved out ofr 4. Provide sign details. (NOTE: A ground sign is strongly encouraged) OK Landscaping 5. 193 total shrubs are required on this site. 112 are shown. Remainder should be placed abutting southern most parking stalls to comply with Section 21-54.03. Additional shrubs to he placed on southern boundary up to fence 6. Provide irrigation plans. OK 7. Add "All disturbed areas to be sodded" per Section 21-54.03 OK Parking S. Provide "Do Not Enter" signs to deter left turns from vehicle entering the parking area in front of the building. OK Permits required: (if applicable) • NPDES • SJRWMD • FDOT Building Department 1. No comments regarding site plan. OK 2. Construction drawing s must comply with the FBC 2007 with the 2009 revisions for 120 MPH in a wind born debris zone. OK Fire Department No comments at this time OK Legal Department 1. The Title Insurance Commitment only reflects the effective date - does not reflect the term of search period (needs to be 25 years). Have title company confirm that the search was at least a 25 year period. Completed 2. The Commitment reflects that the owners are Ghassan Ajram and Colleen Ajram and that N/A is the proposed insured not 7 Eleven. Completed 3. There appears to be a mortgage — need consent from the mortgage holder. Completed Environmental Services 1. The French Drain (exfiltration system) needs to be inspected and, if necessary, cleaned to ensure that the integrity is in intact. If needed, the French Drain needs to be cleaned. OK 2. Please note there will be an increase in water and wastewater capacity that will require additional impact fees. OK 3. An FDOT Permit will be required. OK Engineer - David King, P.E. — Quentin L. Hampton Associates, Inc. 1. The plans should include a note, stating "All construction shall be in conformance with the City of Edgewater Land Development Code (LDC) and Standard Construction Details, Latest Version, unless otherwise specifically approved ". OK 2. Vicinity Plan should show zoning classification, owners name and existing land uses of adjoining properties (Section 21-163.03) OK 3. Proposed dumpster pad should be relocated to provide minimum separation of 5 ft from property line. OK 4. Vehicles backing out of southwest corner parking stall will require backing into FDOT right of way. This should be avoided. One parking space will be removed, administrative variance can be requested for reduction in parking 5. Loading area pavement demarcation /striping should be provided. Not required 6. On West and South sides, one way aisle should be 18' wider per Table V - 7 Section 21 of the LDC. OK as is 7. No stormwater facilities are proposed for the east half of the property; applicant should provide adequate retention /treatment for this area. Defer to David King 8. A SJRWMD permit modification or no permit modification exemption is required. OK 9. The roof drainage should be routed to the stormwater treatment system. Defer to David King 10. All disturbed previous areas should be sodded and pertinent notes added to plans. (Section 21 OK 11. Construction details included in plans should be replaced with City standard details. OK 12. Applicant should verify that the existing building we assume that water and sewer service are in compliance with City Standards. Defer to City staff. OK 13. An exterior lighting plan should be provided. OK 14. ADA detectable surfaces /ramps shall be provided on the sidewalks at both sides of access aprons. OK 15. A FDOT connection permit or exemption should be provided. OK 16. A FDOT drainage connection permit or exemption should be provided. OK 17. The radius at northwest corner of parking /drives appears too tight to maneuver. Will modify Copies of all required permits and supporting information including all revisions to design should be provided to the City. These comments are intended to comply with City of Edgewater Land Development regulations, FDOT standard specifications and sound engineering practices, and are not meant to be inclusive of all errors or omissions. The engineer of record is solely responsible for technical accuracy, engineering judgment, and quality of work. It is the responsibility of the applicant to assure compliance with all applicable codes and standards prior to the project being issued a certificate of occupancy.
