ORDINANCE NO. 95-0-15
AN ORDINANCE AMENDING THE ZONING ORDINANCE OF
EDGEWATER, FLORIDA; AMENDING SECTION 606.01
(B-2 NEIGHBORHOOD BUSINESS DISTRICT) BY
REMOVING MANUFACTURING USES FROM THE LIST OF
PERMITTED USES AND THEREBY RESTORING THE
DISTRICT TO A TRUE NEIGHBORHOOD BUSINESS
DISTRICT; PROVIDING FOR CONFLICTING
PROVISIONS, SEVERABILITY AND APPLICABILITY;
PROVIDING FOR AN EFFECTIVE DATE; PROVIDING FOR
ADOPTION AND CODIFICATION.
WHEREAS, the City Council of the City of Edgewater, Florida,
has made the following determinations:
1. The B-2 Neighborhood Business District should be restored
to a true neighborhood business district, compatible with nearby
homes.
2. The manufacturing uses listed as permitted uses within the
B-2 District should be removed and the list of permitted uses
should be revised to reflect the neighborhood business intent of
the district.
3. On September 28, 1994, the Land Development and
Regulatory Agency considered the proposed zoning text amendment and
by a vote of 6 to 0 recommended approval. On July 26, 1995, the
LDRA reconfirmed their previous approval of the proposed change.
4. It is in the best interests of the citizens of Edgewater
that Section 606.01 be amended accordingly.
NOW THEREFORE, BE IT ENACTED by the People of the City of
Edgewater, Florida:
PART A. AMENDMENT OF SECTION 606.0 (B-2 NEIGHBORHOOD
BUSINESS DISTRICT) OF THE ZONING ORDINANCE, CITY OF
EDGEWATER, FLORIDA.
Section 606.01(b) is hereby amended to read as follows:
Section 606.01 B-2 Neighborhood Business District.
(b) Permitted uses:
Adult and child day care centers
Clubs and lodges
Eating and drinking establishments
Houses of worship
Medical, dental and veterinary offices
Multi-family residences
Parks
Professional offices and studios
Public and private schools
