SPECIAL MEETING OF THE TOWN COUNCIL OF THE TOWN OF
EDGEWATER, FLORIDA, HELD IN V.I .A. HALL ON SEPTEMBER 8th, 1941.
Meeting called to order at 7:34 P.M. by Mayor Councilman F.R.Renwick.

CALL FOR MEETING.
The call for the meeting was read in fill, it dated as of September 6th, 1941
and a copy is attached and forms a part of these minutes.
The Mayor read the Zoning Commissioners Report dated vAugust 6th, 1940 and it
was discussed in detail.
Councilman Goodyear :coved that the clerk be authorized to purchase 10 small
maps the same as used by the Zoning Commission and that he have sent to the
Federal Housing Administration and the Fire Underwritters two mapd each
showing the two plans proposed with the request that they offer any suggestion
or prefence for the one over the other, seconded by Councilman Southard and
by vote declared uARRIED.
The recommendations of the Zoning Commission for the Zoning of the Town of
Edgewater were at this time considered item by item, these recommendations
are quoted below and numbered from 1 to 10 Inclusive while the changed items
*renumbered 1 C to 10 u Inclusive.
(1) "The Town Council shall appoint a permanent Zoning Board consisting of thee
three taxpayers and that this board shall meet at such time and place, and as
often as the Town Council shall elect. n
1-C The Town Council shall appoint a Bpard of Adjustment consisting of five
members each appointed for five years.
(2) " All improvements to property of over $50.00 shall be brought up before
this Board and the Board shall pass on thr type of the improvement and the 13emer,
location,and shall determine whether this improvement shall be allowed. Thee
shall take into consideration as to the location of the improvement, the
opinions of the adjacent property owners and they shall consider the type and
costs aft the improvement by the adjacent buildings already there. This Board
shall act as a recommendation board to the Council for the stimulation of
building, both residential and business , for the prevention of fire, and the
improvement of sanitation, and they shall find out by constant survey, what
can be done by the Town Council and the Citzens to stimulate the building of
our Town."
2-C Item (2) is approved insofar as the recommendations conform to Chapter
19539 of the Acts of 1939 and disapproved insofar as they do not conform to
Chapter 19539 of the Acts of 1939.
( 3) "All restrictions shown on deeds take prior right over any of the Zoning
restrictions, and all businesses now in effeet are not effected by these
zoning restrictions."
3-C. Item (3) is approved.
( 4) " The business district of the Town of Edgewater shall be limited to
Ridgewood avenue and Railraod Ave. Ridgewood Avenue shall be zoned as follows;
Starting 150feet south of Hamilton Road and running south on both sides of
Ridgewood Avenue to Knap .Avenue. Starting again at Oak Ridge on the `crest side
of Ridgewood Avenue, and running south to Evergreen Street and starting on
the East side at the South boundary of Mr. Playters Wilkinson' s homaSfead
and running south to Evergreen Street. Starting again at Wilkinson Avenue
and running south to New Hampshire Avenue on bo h sides of Ridgewood.

Starting at Orange Avenue( Orange Avenue is not cut through but shows on snap)
and going south to city limits on both sides of Ridgewood.
4-C. Starting on the East side of Ridgewood Ave, 150 feet South of Hamilton
Drive for a point of begining and thence South to Knapp Ave. On the West
side of Ridgewood from the Galaardy canal to Knapp Ave. On the East side of
Ridgewood Ave. from the South side of Lamont Street to the North side of
New Hampshire Aveniue. On the West side of Ridgewood Ave. at the South line
of Lot 23, Assessors Sub. of G.Alvarez Grant, to the worth line of Edgewater
Cemetery. South of Lots 16 on the East side of Ridgewood and South of Lot 28
on the West side of RidgewoodAve. ,both lots in Mendalls Hawks Park, to the
South Town Limits to be unrestricted.
( 5) " All of Railroad Avenue shall be considered as residential and indust-
rial. "
s--C. All of Railroad Street and all the properties West of the Florida East
Coast Railway Right of Way shall be considered Industrial and Residential.
(6) ."All properties not included within these limits on Ridgewood Avenue Loins
shall be considered as residential only. All properties included within these„
shall be considered as residential and business. All of the balance of the
Town of Edgewater shall be residential only."
6-C.All properties not included within the above limits on Ridgewood Avenue
shall be considered as residential only. All properties included within
the above limits shall be considered as business and residential. All of the
balance of the Town of Edgewater shall be residential only.
(7) . "The following industries shall not he permitted within the Corporate
limits of the Town of Edgewater: Junk Yards."
7-C.No Junk Yards except in area west of P.E.R. Blight of Way.
(8) . "Property Owners and people living within the Corporate limits of the
Town shall be of the Caucasion trace, except in the allotment at the extreme
West end of Park Avenue at the City limits, Known as the Benoit' s Subdivi-
sion. Any servants living on property of their employer, shall be excepted
from this restriction.
8-c. Approved as above.
(9) ."Highway signs within the '.own Limits shall only be allowed that pertain
to business or property located within the corporate limits. There shall be
no advertising known as billboards or signs of the large type(such as nation-
al advertising companies put up around the country) placed within the cor-
porate limits of the town. All those now existing shall be allowed to stay
through their contracted time, or if the contract is over one year, such sign
or billboards shall be removed. No signs of any kind shall be placed as to
obstruct the clear vision of the approach to the highway from any side street

(10).. "That any improvements made by the Town of Edgewater to Recreational
Center, City Park, or City Dock, shall be made to property adjacent to and
East of the Town Hall before any like improvements are made in any other
part of the Town.
10-C. Change to read " shall be made to Town Owned Property adjacent to and
North of the V.I .A. Hall"
Councilman Southard moved that the Zoning Commissions Recommendations be
adopted as changed and specified in items 1-C to 10-C inclusive, seconded by
Councilman Goodyear and by vote declared unanimously CARRIED.
Councilman Goodyear moved that we adjourn, seconded by Councilman Southard,
and by vote declared CARRIED. Time 10:34 P.M.

Notice is hereby given that a special called meeting of the Town Council
of the Town of Edgewater, Florida, has been set for :Ionday Evening at the
hour of 7:30 P .M. on the 8th day of September A.D. 1941 at the Council
Chamber in the V.I .A. Hall for the purpose of considering the Loning
Commission' s Report and Building Restrictions in accordance with Ordinance
No. 86 enacted on the 19th day of March A.D. 1940
