Comprehensive Plan Consistency: Policy 1.4.3 of the Future Land Use Element of the Comprehensive Plan states that "If necessary,the City may reduce limitations on infill and redevelopment activities consistent with the land uses and densities indicated on this Plan in situations that will not jeopardize public health,safety or welfare. Other Matters: Adjacent property owners were notified of a variance request. Staff has received no objections from the property owners. Per the City of Edgewater Land Development Code Section 21-20; the definition of a variance is "a modification of the strict application of site development requirements related to yard setbacks, building height, parking requirements, landscaping, drainage, and/or signage."
