1. CALL TO ORDER
Chairman Vopelak called to order the Regular Meeting of the Planning and Zoning Board at
6=30 p.m.,January 14, 2015 in the Fire Association Hall, 2628 Hibiscus Dr., Edgewater, Florida.
2. ROLL CALL
Members present were Edwin Vopelak, Pat Card, Robert McIntosh, George Kennedy, Agnes Witter,
Joseph Roy and Bob Andrejkovics. Also present were Development Services Director Darren Lear and
Planning Technician Tabitha Russell.
3. APPROVAL OF MINUTES
Mr. Card moved to approve the minutes of the regular meeting of November 12, 2014, second by Mr.
McIntosh

5. NEW BUSINESS
a. VA-1407— Franklin and Peggy Buzby, applicants, requesting a variance from Article V of the City's
Land Development Code for property located at 801 Starboard Ave.
Chairman Vopelak opened the public hearing. Mr. Lear provided background information and staff's
recommendation.
MOTION by Mr. Card. SECOND by Mr.Andreikovics to approye the following variance request from the
ity of Edgewater Land Development Code:
• Article V. Section 21-50.02 (Table V-1), to allow for a front_yard setback of twenty feet (20') from
the cartway in lieu of the required twenty five feet(251)
for prgert_y located at 8011 Starboard Ave_

b. AN-1404—Gerald and Donna Nissen, applicants, requesting annexation of.69f acres of land located
at 207 Ranken Drive.
Chairman Vopelak opened the public hearing. Mr. Lear provided background information and staff's
recommendation.
TION by Mr_ McIntosh. SECOND by Mr_ Card to send a favorable recommendation to City Council
to annex the .69f acres of land located at 207 Ranken Drive.

Plan Future Land Use Map to include .69f acres of land located at 207 Ranken Drive as Low Density
Residential.
Chairman Vopelak opened the public hearing. Mr. Lear provided background information and staff's
recommendation.
MOTION by Mr. Card, SECOND by Mr. McIntosh, to send a favorable recommendation to City Council
for the amendment to the Comprehensive Plan Future Land Use Map to include _69f acres of land
located at 207 Ranken Drive as Low Density Residential_

d. RZ-1408 — Gerald and Donna Nissen, applicants, requesting an amendment to the Official Zoning
Map to include .69f acres of land located at 207 Ranken Drive as R-1 (Single-Family Residential).
Chairman Vopelak opened the public hearing, Mr. Lear provided background information and staff's
recommendation.
TION by Mr. McIntosh. SECOND by Ms_ Witter . to send a favorable recommendation to City
Council for the amendment to the Official Zoning Map to include _69f acres of land located at 207
Ranken Drive as R-1 (Single-Family Residential).

e. CRA-1401 — City of Edgewater CRA Community Redevelopment Area (CRA) Community
Redevelopment Plan Comprehensive Plan Consistency Determination.
Chairman Vopelak opened the public hearing. Mr. Lear provided background information and staff's
recommendation.

consistent with the City's Comprehensive Plan,
