CITY OF EDGEWATER
BOARD OF ADJUSTMENT PUBLIC HEARING
October 8, 1981
Chairman Millard called the Public Hearing of the Board of
Adjustment to order at 7:00 P.M. in the City Hall conference
room.
ROLL CALL
Members present: Chairman Millard, Mr. Wetzel, Mrs. Martin,
Mrs. Walker, Mr. Butt, Mr. Newell, Mr. Roush.
Also present: Mr. Vanzin, Mr. Murphy
Mr. Fred Vanzin is requesting a special exception and a rear set-
back variance to build duplexes in a B-3 Zoning District. The lots
are located on Wolf's Driftwood Circle.
Chairman Millard verified that the property was posted, the legal
ad and certified letters were mailed out to adjoining property
owners. The applicant was placed under oath. Mr. Millard explained
that this is a B-3 area and this use is a permitted use as a special
exception. He asked for comments from the board members:
Mr. Newell pointed out that the first variance request was for a
five foot variance, now the request is for more. Chairman Millard
asked Mr. Vanzin to explain the hardship. Mr. Vanzin stated that
he had to back the building up in order to get a porch on the front.
Chairman Millard stated that there were no objections regarding the
variance by the people attending the last meeting. This is upgrading
the area.
There was discussion regarding a buffer. Mr. Vanzin intends to put
up a six foot fence.
Chairman Millard stated that due to the peculiar nature of the two
lots and their position between a mobile home park, streets and
other residences, this is the best and highest use. This is unique
and unusual, and does comply with the criteria. Upon roll call vote,
it CARRIED 7-0 to grant the special exception and variance.

There were no objections or corrections to the minutes. Minutes adopted.
OTHER BUSINESS
There was a brief conversation with Mr. Murphy, City Building Official
in regard to the pending construction going on with the City.
There was no further business. Meeting adjourned. 7:30 P.M.
