06-08-1976 ~ ~ BOARD OF ADJUSTMENTS WORKSHOP JUNE 8, 1976 Chairwoman Murphy called the workshop meeting of the Board of Adjustments of the City of Edgewater to order Tuesday, June 8, 1976 at 7:30 P.M. ROLL CALL: Marie Nichols Lewis Lupinek Jerry Fenske Kenneth Millard Alice Murphy Present Present Present Present Present APPROVAL OF MINUTES: Mr. Lupinek made a motion to accept the minutes of the May 11, 1976 meeting being seconded by Mr. Fenske. Upon roll call vote said motion CARRIED. 5-0 WORKSHOP BUSINESS: Mrs. Murphy stated that this is only a workshop meeting tonight, and she explained that this is very informal. Mr. Ed Arnold explained that his property is on the corner of Riverside Drive and Rhode Island and he will not be able to meet the side setback from Rhode Island. He showed a drawing of his proposed building on the lot. He explained that he has 87 feet across his property and his house is going to be 58 feet from one end to the other. Mr. Millard asked if the house plan could be reduced maybe a foot or so? Mr. Arnold showed him the plan as it is drawn now. Mrs. Murphy showed Mr. Arnold from the Zoning Ordinance what the setbacks are on corner lots. The board members looked over the drawings and discussed this with Mr. Arnold. Mr. Arnold explained that he is going to come back 50 feet from Riverside Drive, and would like to come in 19 feet from Rhode Island. He stated that since he is going to be back 50 feet from Riverside he feels that the traffic will be able to see around the corner. Mrs. Murphy explained to Mr. Arnold that if he comes for a Public Hearing in regard to this,his neighbors will be notified and if there are any objections the board will have to take this into consideration. There were various different comments made by the board members in regard to this. Mr. Arnold is going to decide on whether he wants to apply for a variance. Mr. Harold Brown spoke to the board about the garage he is proposing to build on his property on a corner of Indian River Boulevard and Umbrella Tree Drive. He would like to be allowed to set back 15 feet from Umbrella Tree Drive, instead of 30 feet. . . .. w w Mr. Brown showed the board members a drawing of his present residence and where he wants to add the garage. Mr. Millard stated that he feels that we have to uphold the Ordinance unless there really is an undue hardship. The board members suggested other solutions to Mr. Brown for building the garage, so that he will not need a variance. Mr. Leoffler spoke to the board about a man who wants to build some apart- ment houses abutting residential property. His property is actually zoned B-3. The board members looked at the map of this area while discussing this with Mr. Leoffler. One suggestion was that apartments would be better in this area than a commercial business of some kind. Mrs. Nichols pointed out that the Ordinance does not speak to apartment houses, however if he wants to build a motel or hotel this is covered. She stated that if he would like to build an apartment house, he can get his drawings done and take it to the Zoning Board and see about this, but this board does not have the authority for rezoning. Mr. Millard stated that he feels that the apartment house idea will have a better chance to go through, since he already has a business on the highway side of the property, and he wants to build this on the residential side of his property. Mr. Leoffler stated that he would rather see the apartments rather than the hotel or motel, because he is talking about something like a town house or garden apartments. The majority of the board agreed with the apartment house idea. They sug- gested that Mr. Leoffler go to the Zoning Board and get them to describe II tourist courts II or perhaps add town houses to the zoning. Mrs. Nichols made a motion to adjourn, being seconded by Mr. Fenske. Meeting adjourned -2-
