The workshop session of the Board of Adjustments of the City of
Edgewater was called to order by Chairwoman Murphy.
The board began discussion with Attorney Ross in regard to Mr. Centa's
request to build on two non-conforming lots of record.
After discussion on this, it was decided that Mr. Centa needs to
request a variance to construct two single-family residences on
two non conforming lots, a side variance of five feet on each lot
and a front variance as required to conform with the existing
building lines.
This subject will be published for a Public Hearing.
Mr. and Mrs. Richard L. Rice were present at the meeting to explain
that they need a variance to made two additions to their present
home.
Mr. Rice made a drawing for the board members to see exactly what
he is planning to do. It was decided that all they need is a two
feet variance on the side. Mrs. Rice stated that they have a
letter from the only neighbor who is involved saying that she does
not object. This will also be placed on the agenda for the next
Public Hearing.
Mr. Arden S. Holderbaum wants to build a 24' x 24' garage on the
rear corner of his yard. He will meet the side setback, however
he will only be 5' from the rear line. The board members looked
at drawings. Mrs. Murphy read several letters from adjoining
property owners stating that they do not object.
Mr. Holderbaum answered several questions asked by the board members.
It was determined that he needs to request a 15 foot variance from
the rear lot line.
The board members talked with Mr. Lodico about an addition he is
proposing on his present home.
There was some discussion about the Zoning Ordinance and variances.
